In this exclusive conversation, American interior designer and entrepreneur Breegan Jane shares her personal journey with Ibiza – from a spontaneous first visit at nineteen to envisioning the island as a place to call home.

You are known for your refined yet warm design aesthetic. When choosing a place to live or spend time, what matters most to you beyond beauty?
Beyond beauty… I think it’s how the house functions. Whenever I’ve come to Ibiza, I’ve always invited a large group of family and friends to join us. One of the rentals that I’ve rented more than once – because I do like to try different places on the island and different houses, and Prestige has always given me that ability – is a home that has the most perfect imperfect kitchen. It’s got a dining table in the middle of the kitchen.
And I realised that as a family we tend to gather there, because there’s a place for all of us to sit together. The tile isn’t what people would expect from my design aesthetic. The appliances are not the most up to date. But the way we actually gather in the space and use it makes it a home that I want to spend more time in. It’s an unusual design because the kitchen is large and spacious and all the appliances and sinks are up against the walls, almost in a half circle. That leaves enough room for a six-person dining table right in the kitchen area.
So while somebody’s cooking, the kids can be eating. While somebody’s cooking, we can be drinking wine together. It becomes a social space – a space for everybody coming together is really a big part of what I’m looking for in a home.

When did you first discover Ibiza? Do you remember your very first impression of the island?
I found the island – or I like to say the island found me – when I was nineteen. I was on my first real backpacking trip through Europe as an American. For us it’s a far place to travel, so we don’t usually do that until after high school. I came with a friend and he kept telling me about this island in Spain that we had to go to. And it ended up being the last stop after about a month-long trip. I just completely fell in love with it.
We had seen beautiful places already. We had gone to Italy, to France, all over Spain. We had done Capri and the Amalfi Coast. But when I got to Ibiza there was this sense of my nervous system relaxing. There was an immediate sense of safety that I felt here.
I think as a young girl travelling, safety is always part of how you experience a place. If you’re on edge in a big city, even if it’s cool and exciting, you’re always looking over your shoulder a little bit. When I got to Ibiza it was like everything just relaxed. I knew I was safe. There was so much more community here.
Back then you could sit down in La Marina, with busy streets, and people would tell you what parties were happening. It was so community-based. Ever since that trip at nineteen I was always trying to find ways to come back to Ibiza as often as I could.
At some point Ibiza became a tradition for you and your family. How did that begin?
I travelled back to Ibiza several times after that first trip, and eventually I started coming every year with my kids. When my children were one and three years old I was a single mom, and everyone around me was planning their summer vacations. But my single friends were planning trips without kids, and my married friends were usually inviting other couples with children.
I realised that if I wanted the kind of summer I imagined, I would have to create it myself. I remember renting my first five-bedroom house. It was just me and the kids and our nanny, and I invited all the friends that mattered a lot to me. Some had kids, some didn’t. Some were married, some were single. And I remember thinking: "Will any of them come?". I was honestly a little terrified. I thought, well, if nobody shows up then it will just be me and the kids in Ibiza. But they did. And those same friends have been coming every summer for almost ten years now.
For me, it became proof that sometimes you have to build the life you want and invite people into it. As a parent one of your biggest worries is: "what if I’m not here one day? Who will tell my kids who I was?" So it’s very special, the kids are growing up together and they’re also growing up with the adult friends in my life, forming their own relationships with them.
My kids play a lot of cards and chess at the dining table with my friends. When they were little it helped to have something to do, but now I love watching them interact with the adults around them. They’re developing relationships with people who are photographers, playwrights, creatives – people with passions and careers that are different from mine.
I can only show them my world and my interests. But through these friendships they get exposed to so many other perspectives. And I love that they feel these people are their friends, not just their mom’s friends. When they were six or seven I used to ask them what they loved most about summers in Ibiza. And they said: eating with everybody.
In America we just don’t really have that culture. There’s a kids’ table and a parents’ table. There’s a kids’ party and a parents’ party. But in Ibiza everybody sits together. And I think kids really want a seat at the table. If you give them that opportunity to sit with adults and listen and participate in conversations, they grow from it. It almost started out of desperation because as a single mom you’re not always invited to everyone else’s table. Sometimes people just don’t quite know where to place you. So I thought: "Ok, I’ll build my own table". And I love the people who sit around it now.

How have you seen the island evolve over the years?
Honestly, for me the spirit has remained the same. Change is going to happen regardless of the city you live in or how the world turns. But the heart of Ibiza, for me, is still that pure hippie, artistic community vibe. It hasn’t lost that. Of course I’ve seen busier summers. I’ve seen hotter summers. And I’ve seen the months that I like to visit change as well. Now May and September are probably my favourite months, whereas in the past I only wanted to travel in July.
But that’s also part of life – as we grow, our relationship with places changes too. One thing I think Ibiza does very well is that it protects the island. It hasn’t overdeveloped with massive buildings where suddenly you can’t recognise it anymore. For example, it took me until this year to realise that Lío used to be El Divino. El Divino was the first place I ever went out when I was nineteen. And for years I kept saying I wanted to go back to El Divino again – not realising that I had been going to the same place all along. It just looked different, but somehow it still called me back.
Now that I also spend winters here, I see another side of the island too. You see hiking groups cleaning up the island. You see the rain washing everything clean. It makes you realise how much people care about preserving the island. And that’s special, because so many places in the world change beyond recognition. Ibiza has managed to evolve without losing its spirit.
In the United States, Ibiza is often associated with nightlife. What would you like Americans to understand about the island?
That it’s actually a family place. I tell people this all the time. In the States people often associate me with Ibiza because I talk about it so much. I’ve mentioned it in interviews, in television shows, in articles. I’ve been talking about Ibiza as a family place for years. But the first reaction is always: "Oh, the party island." And I used to really try to push back against that. But now I explain it differently. What is your perspective of what a party is? For example weddings. A Wedding is a party too. And it’s one of the most beautiful kinds of parties because it’s multi-generational. Everyone is celebrating together, celebrating love.
If people want to call Ibiza a party island, I would say yes – during the summer it’s a celebration. It’s a multi-generational celebration of life. And who doesn’t want to go to a wedding? People sometimes use the word "party" negatively, like it means young people doing drugs. But the kind of party I see here is people being happy and celebrating life. You go to lunch and you end up leaving with friends from three different tables. If you need something, someone helps you.
There’s this community and a feeling that everyone is here to enjoy life together. And the other thing that surprises Americans when they arrive is the nature. Friends who think it’s only about clubs are always shocked when they see how green and natural the island is: the trees, the cliffs, the ocean views…That’s something you really only understand once you are here.
As a mother of two boys, what did you discover about Ibiza once you began spending everyday family life here?
One thing I really had to learn was how to heal my anxious American city brain and understand that it’s OK to feel safe. I’m used to living in Los Angeles, where I worry about homelessness, I worry about crime, I worry about guns. So the idea that I don’t have my eyes on my boys every single second is not my normal setting. Here I’ve had to retrain my nervous system a little bit. You sit at lunch and the kids run off somewhere. Maybe they go to look at something nearby, maybe someone shows them something interesting.
At first, as an American, you’re thinking: "Where are they? Why aren’t I watching them?". But here you slowly realise that there’s a community around you. A waitress might take the kids over to show them the lobster cage. And your first reaction is almost like: "Wait… why is the waitress taking my son?". But it’s not strange here. It’s just curiosity and community. It gives you a moment to breathe, to have a glass of wine, to finish an adult conversation with your friend. And over time you learn to trust that.
We also recently got six chickens and two goats. I never imagined that I would have farm animals. But I’ve realised that going outside, collecting eggs, feeding the animals, talking to them – it’s actually really grounding for me. And it’s wonderful for the kids as well. Now I almost feel like everybody should have a farm. It’s good for your soul.
Ibiza is just a very warm place. My kids have now been to about twenty-five different countries, which is actually quite unusual for American kids. My youngest says he wants to reach fifty countries before he turns eighteen, so we have some work to do. But no matter how much of the world we see, Ibiza has always been the place we want to come back to.
Eventually I realised: "Maybe this is where we’re meant to be". And I think everyone knows when they find that place. If it’s not Ibiza for you, then I always encourage people to travel until they find their place – because it might be somewhere unexpected, or it might even be your own backyard. But you won’t know unless you go and look.
You travel to some of the world’s most luxurious destinations. How would you describe Ibiza’s particular sense of luxury?
Ibiza has a very different definition of luxury. As a designer who has worked on both luxury homes and very approachable products, one of the things that fascinates me about Ibiza is that the luxury here is actually in the simplicity. It’s the feeling of freedom. It’s the feeling of coming out of the sea and having wet money in your board-short pocket. There’s something about that that feels very real and very relaxed.
Ibiza has this prestigious vacation energy, but without the snobbery. You don’t walk around wondering: "Do I fit in? Am I cool enough? Am I wearing the right thing?". Of course, I always recommend that people book their restaurants in advance when they travel here – but that’s not about exclusivity. It’s simply because there are limited places on the island in summer, and once you have a table it’s yours for the whole day or evening. It’s very different from some places where you feel like the "cool" places are almost too cool. Ibiza isn’t like that. Ibiza, in its luxury, still maintains a certain kind of approachability that makes a lot of people feel comfortable.
In a way it reminds me a little of California, especially Los Angeles. People walk around barefoot. People are in their bathing suits. And yet you’re surrounded by incredible beauty and very luxurious properties. The billionaire on the yacht might look exactly the same as the person captaining the boat or the person on the dinghy.
Everybody looks the same. Everybody treats each other the same. Kids are treated with the same respect by both of those people. It’s this coming together as equal human beings that I can’t find anywhere else. Even the houses here reflect that philosophy. Some of the most luxurious homes in Ibiza are built with concrete, wood and very natural materials. It’s minimal. It’s calm. The value often comes from the view or the setting rather than from marble and gold finishes. To me, that’s the real point of luxury. Luxury should allow you to relax and be yourself – and Ibiza does exactly that.

What do your children love most about being on the island?
Our favourite day as a family is what I call Boat Day. I sometimes tell friends that I want to show them my church – and my church is Boat Day. For us that means renting a small boat that fits about eleven people and filling it with friends and family. Sometimes we even take two boats, which is even more fun because you can see your friends right next to you out on the water.
What I love most is watching the colour of the water change. When we’re heading towards Formentera I’ll tell the kids: "Watch… watch… the water’s about to change colour". And suddenly that deep blue becomes this magical turquoise. That moment never gets old for me.
When you go to lunch in Formentera you don’t even wear shoes. You’re in beach clothes, you’re wet from swimming, the kids are running around. After lunch the kids jump back in the water, they look for fish, they swim. It’s such a simple day but it’s magical.
To share the ocean like that with my kids, and to do it in a safe place where there’s really no danger – there are no big waves here – means that even with little ones it feels very safe, and there are helping hands everywhere. It’s one of my favourite things to do with the kids on the island.
And I also appreciate that boating here is taken very seriously in terms of safety. The laws around captains’ licences and the number of people on board are strict. Water is something you have to respect. And Ibiza understands that balance between freedom and safety.

Over time Ibiza shifted from a holiday destination to something more meaningful for you. Now you are considering buying a home. When did this shift happen?
They say love grows slowly, and I think that’s true for me with Ibiza. Each year the island became more special. I looked forward to the next summer more and more. And every time I brought someone new, I got to experience the island again through their eyes. Eventually I realised something very simple. You only get one life. So why spend it somewhere that doesn’t make you feel good?
California has struggled in recent years – after COVID, after the fires – and I started to feel my community there changing. It made me question why I was holding on to what felt normal instead of following what felt right in my heart.
I also started looking more closely at older women around the world. The women I see here in Ibiza in their seventies – that’s who I want to become. When I look at women in their seventies in America right now, I’m not always sure that’s the life I want. So the answer became very clear to me. Where is my future? I want to be here.
What kind of property would be your ideal Ibiza home?
My thinking about this has evolved over time. Originally I thought I needed at least five bedrooms – preferably more – because I love hosting people. That’s been one of the challenges in finding a home here, because properties with that many bedrooms in the right location are not always easy to find. But as my kids grow up I’m starting to think differently. Maybe I invest in something that we can rent for now, and that I can live in later when the kids are grown.
One thing I absolutely will not compromise on is walkability. Prestige knows this about me very well. There are beautiful houses on the island where you need to drive everywhere. Some people love that privacy. But I hate driving. I need to be able to walk to a market or a restaurant. That’s non-negotiable for me. And as a designer I would actually prefer a house that isn’t completely finished. I want a project. I want something I can transform.
When buying property abroad, trust is essential. What do you value most in a real estate partner?
Loyalty. And someone who truly understands their client. In California I’ve worked with the same real estate agent for the last ten years. We’ve done many transactions together, and that relationship is based on trust. At the end of the day I know he has my back.
That’s what has made my relationship with Prestige so special as well. I started renting with Roody many years ago, and over time he really got to know me. Every year the houses got better or more suited to what I was looking for. He understood things like walkability, the fact that I bring lots of kids, the way we use a house. It became a relationship where he really knew what mattered to me.

Who Needs to Register in Spain’s Single Rental Registry?
All individuals or entities providing temporary or holiday accommodation.
The new requirement applies to all landlords, regardless of whether they are private individuals or part of a larger rental business.
Specifically, you must register if:
You rent out entire flats (not permitted in Ibiza) or houses for short periods
You rent individual rooms within a property
You provide temporary housing (not primary residences) on any platform, including Airbnb, Booking, Vrbo and others
Even occasional rentals fall under the scope of this law. If you advertise a property for short stays, you must be registered.

In 2007, the market suffered a rapid decline due to the financial crisis. Even so, the real estate market has steadily recovered, reaching a peak in 2017, with similar figures appearing in sales throughout 2022.
Since 2017, there has been a slight drop in sales from late 2018 through to early 2020 (suggesting the market was experiencing minor stagnation); however, it must be noted that during this period, the property market sector, like many others, started to experience less movement due to the uncertainty of COVID-19 that inevitably contributed to the decline in sales. Despite this, since the summer of 2020, buyers’ activity has quickly rebounded and thrived again, with property sales continuing to rise across the Balearic Islands.

Overall, the city remains in high demand and demonstrates a strong market presence. As with most European cities, Eivissa offers something for everyone, and the city has gained popularity in line with the rest of the island. Eivissa has experienced a 1% increase in the price per square metre in the past year. Even though 7.503€/m2 is slightly below the island’s average, the area still accounted for the majority of all our sold properties (of which most were apartments) at 55%.

San José has always been high in demand among affluent luxury second-home buyers.Over the past few years, San José has been the municipality with the most stable prices, averaging 7.911€/m2. In addition, San José is the municipality with the greatest mix of types of properties sold this year, with Apartments, Fincas, Houses, Modern Villas, and Projects all being sold. Despite a 1% decrease in price per square metre since last year, San José has maintained a steady price per square metre overall.

Santa Eulalia – Average Price & Price per m2
In 2022, the average price per square metre in Santa Eulalia was 8.185€. This price is 14% lower than last year (2021: 9.553€/m2) but remains somewhat higher than the current average. However, even with this slight drop, Santa Eulalia has still seen an average of 34% increase in its price per square metre since 2020.

San Antonio – Average Price & Price per m2
Compared to previous years, San Antonio’s average square metre price has increased from 5.442€ in 2021 to 8.963€ – presenting a 65% increase year-on-year. There are two possible explanations for this. Most of the island’s high-end new builds and off-plan properties are in San Antonio. Although they generally have a small surface area, they still offer prime locations (sea-front, sunset views, etc.), increasing the overall property value and price per square metre of the area. In addition, the Municipality’s average square metre prices are significantly increased also by the sale of large Fincas in the northern parts of San Antonio (Santa Inés, San Mateo, Buscastell, etc.), which are far above the island average.
To give a more comprehensive view of this interesting development, the average square metre price in San Antonio can be broken down by property type giving a more accurate understanding of the average values: Apartment: 5,150€/m2 – Finca: 13,779€/m2 – House: 9,665€/m2.

San Juan de Labritja in the north of the island has an average price per square metre of 9.167€/m2. This is largely due to sizable plots, usually situated on rustic (protected) land, and the scarcity of sales properties in the north of the island, which contributes to its high square metre price. The price per square metre in San Juan has seen a 5% increase over the past year.

Average Sales Price of each Property Type in Ibiza
Besides a properties location, a property’s average price per m2 and its final sales price depends largely on its type (category). Generally, apartments are marginally below the average market sales price, while modern villas, Fincas, and houses tend to exceed average prices.

In 2022 Ibiza’s average price of an apartment was around 566.000€, with a range in price from 320.000€ (low-end) to 620.000€ (high-end). While the average price of an authentic Finca in Ibiza was 3.000.000€, the state of a property and its location play a role in its final value. For example, San Juan de Labritja typically hosts a Finca value (around 5.5M) which is much higher than the average due to its natural habitat and surroundings. While Santa Eulalia has a lower typical Finca sales price (1.6M), considering that often the plots are smaller, areas are more urbanised, which means there may be more factors that affect the sales price, such as road noise.
The average sales price of a modern villa in 2022 was about 4.700.000€. However, those for sale in the municipality of Santa Eulalia were sold at around 6.000.000€, many of which are in fact situated in the most exclusive areas near Ibiza Town, namely in Can Rimbau, Can Pep Simó and Cap Martinet.
Average Sales Prices of Properties that are "as new" vs "to renovate"
As Ibiza is primarily a reseller market, it is beneficial to examine the average sales price of properties that classify "as new" or "to renovate". The average sales price for a large-scale property "as new" sits around 1.840.000€, while properties requiring a renovation are often priced at around 1.000.000€. A difference like this is even more evident in San José, where a property "to renovate" costs about half as much as buying one categorised "as new" (860.000€ vs 1.700.000€). The differences in other municipalities are not very notable, which indicates that investment potential via renovations is highly variable and needs to be reviewed individually.

This has resulted in nearly 58% of our buyers purchasing a property as a second home, over 27% buying a property primarily as an investment, and only 15% of the 2022 property sales were made by first home buyers. 40% of the first home buyers were Spanish nationals, and they generally invested in apartments.

International Interest and Percentage of Nationalities Buying in Ibiza
UK buyers remained the largest group at Prestige Properties in 2022, followed by Italians, French, and Germans. These four nationalities together purchased approximately 60% of the total properties sold in 2022, whilst the Dutch, Spanish, and Swiss buyers comprise the second-largest buyer group (27%).
Interestingly, in 2022, we received more overseas enquiries than in previous years, resulting in purchases made by residents of the USA and Hong Kong.

Popular Ibiza Municipalities by Buyer’s Nationalities
Spanish and Italian nationals generally invest mainly in Ibiza Town, while German, Belgian, French and Dutch nationals invest mainly in San José. UK buyers tended to spread across the entire island, with numbers being evenly distributed between San Antonio, Ibiza Town, and San José. Most properties sold during 2022 were in San José (38%), followed by Ibiza Town (28%).

We can also observe an equal trend towards purchasing apartments (55%) and detached houses (41%, including Fincas and Modern Villas) during 2022, with construction projects accounting for only 4% of the properties sold. However, this is not surprising in light of the limited supply of development projects. In Ibiza, construction permits are difficult to obtain, and a great deal of protected land limits the authorisation of new builds and construction projects available for sale.
In contrast to the general trend of buying an apartment in Ibiza, our clients from the UK and Belgium have a clear tendency towards buying a house.
Prestige’s Top-Selling Locations of the Year 2022
Based on the Sales Volume, the top-selling municipality in 2022 was San José, followed by Santa Eulalia and San Antonio. However, if we consider the actual number of properties sold, the order changes to: San José de Sa Talaia (38% of properties sold), Ibiza Town (28% of properties sold), followed by San Antonio (15% of properties sold), Santa Eulalia (15% of properties sold) and San Juan (4% of properties sold).

Long-Term Rental Interest: an indicator for potential buyers
Long-term rentals for larger properties have become increasingly popular, especially with families. People recognise that they can work efficiently from home, focusing on building their businesses and watching their families grow in an idyllic location is a real and achievable attraction and a noticeable change since the pandemic. While there is a high demand, the market in fact lacks long-term rental opportunities and therefore provides good investment possibilities for clients seeking buy-to-let properties in Ibiza.
High Demand vs. Low Supply: the trend continues
Throughout the past few years, the number of enquiries for properties has been continuously surging, with an 87% rise over the past 2 years. It is clear that demand is increasing, yet fewer properties are being placed on the market. Throughout 2022, Prestige Properties saw a drop of around 50% in (published) listings. As a result of Ibiza’s increasingly restrictive building regulations, the number of newly constructed properties is also declining year after year. In this Prestige portfolio, 182 new properties were listed for sale in total throughout 2022. The lack of supply is one of the main reasons why the Ibiza Real Estate Market remains stable and properties consistently increase in value.

Home sales, overall prices, and price per square metre in Ibiza are generally higher than in other Balearic Islands or Spanish mainland. How to Obtain a Tourist Rental License in Ibiza
If you want to invest in a property in Ibiza for tourism rental purposes, you must carefully carry out thorough research and plan. It is essential to take caution – as you will see, obtaining a tourist rental license is not easy.
In 2012, a new law was passed, the ‘Ley de Arrendamientos Urbanos’, or LAU (Urban Leases Act). Under this law, short-term holiday rentals were allowed as long as you met the standard requirements. However, later in the summer of 2017, the law changed significantly and getting a permit got a lot tougher. Nowadays, many properties in Ibiza are not eligible for tourist rental licenses.

Is my property eligible for a tourist rental license in Ibiza?
If you’re renting your place for less than a month, you need a tourist rental license. Ibiza’s tourist rental licenses tend to be for detached houses. However, it doesn’t mean all detached houses will get a tourist license. All requirements must be met, no matter what.
If you want to buy an apartment to rent out for holidays, you should be aware that a tourist licence may not be accepted. Licenses were not previously allowed in shared buildings (therefore apartments), and even though this regulation has now changed and apartments are now theoretically permitted, in reality, they must first be approved by the local authorities’ board.

What are the legal requirements for a tourist rental license in Ibiza?
Ibiza has a set of minimum requirements that properties must meet to receive a tourist licence. The following list outlines the main requirements, although there are other factors to consider related to any given property:
There must be an occupancy certificate for the property, known as the ‘Cedula de Habitabilidad’.
Residents’ quality of life is the primary concern. The property must be located within a "tourist zone". These zones are based on environmental data, population statistics, and planning criteria without compromising an area’s management capabilities or resources.
When a previous sanction for a severe breach of a holiday rental licensing law exists, a home cannot be rented for vacations. Naturally, once the sanction is fulfilled and the property’s legality is restored, the property may again be considered for vacation rentals. Therefore, when looking for a tourist license, you should request a ‘certificado de inexistencia de infraccion urbanistica’’ to ensure no sanction exists.
Before the house can obtain a touristic license, it must be at least five years old, and during those five years, it must have been used as a private residence.
The property must also possess an energy certificate. Specifically, the construction of a house must meet the F rating for buildings constructed before 31/12/2007 and the D rating for buildings built after that date.
Rental licenses are now available for apartments, but only if the board of owners approves. Additionally:
Licenses must be renewed every five years.
Renters must be informed in writing about the house rules and must respect them.
Renters who do not respect the regulations must vacate the property within 24 hours.
Insurance must cover potential damage the clients may do to community property.
The community must have a 24-hour service number.
How do I apply for a tourist rental license to rent my property in Ibiza?
To obtain a tourist license from the local council, applicants must submit the following documents:
A "responsible declaration" ("Declaración Responsable de Inicio de Actividad de comercialización de estancias Turísticas en viviendas") which meet the criteria for tourist rentals in Ibiza

The number of guest beds must not exceed the number of people legally allowed to occupy the property according to the certificate (cédula).
The local council issued a certificate proving that the property is located in a holiday-letting area (tourist zone).

How long will I need to wait before I can start renting my property in Ibiza?
Upon submitting your tourist rental license application, you confirm that your property meets all the required criteria. Once you have applied, you will receive a preliminary rental license number and you can immediately begin renting out the property. An inspector will carry out all the relevant checks at a later date. After this, if there are any inaccuracies, omissions, or falsifications in the application statement, the registration will be cancelled, and holiday rental activity will be suspended immediately. Once a rental license number (whether preliminary or final) has been allocated, it must be used for advertising on portals like Airbnb so that guests and authorities can check whether a holiday rental is legal.
IMPORTANT DISCLAIMER: Since February 2022 there is a 4-year moratorium on the "creation of new tourist beds" which effectively means a hold on all applications of new rental licences in the Balearics. This means that while you are free to submit the paperwork and fees, they will not be processed for (at least) the next 4 years and no preliminary numbers will be issued. What happens if my new property or villa in Ibiza already has a rental license or application at the point of purchase?
Those who wish to purchase a property with a current tourist license need not worry about reapplying. However, you should still check everything thoroughly. Approved licenses will always have an ETV certificate (Estancia Turistica en Viviendas).

1. The General Balearic Property Price Curve and Sales
Over the past decade, as discussed in our year-end property market review for 2020, both sales and house prices have shown continual and stable growth across the Balearic Islands. Here we can see, although the real estate market took an abrupt decline following the Spanish financial Crisis in 2007, the market has since stabilized and experienced a steady recovery, reaching a peak increase for both sales and price by 2017.
The first marked fall in prices and sales only occurred in late 2019 through until 2020, suggesting that the market as a whole was experiencing minor stagnation. This minor stagnation was only exacerbated by the fact that the property market industry, like many other sectors, started to experience less movement due to the uncertain status of COVID-19 as well as three months of physical inactivity due to complete closure.
However, as early as the summer of 2020 and moving through until the end of 2021 we have been very pleased to see buyers’ activity quickly restart, and thriving again with property sales continuing to rise in all sectors of real estate across the Baleares.
There should be no doubt, however, that this growth has been influenced not just by the characteristics of the local market, but also by global interest in real estate as a whole.
According to Forbes, 2021, "In the wake of the lockdowns in March, Americans discovered that existing homes were not adequate for the new work, teach, exercise, cook and live at home reality. Based on realtor.com surveys of consumers, we learned that home shoppers are looking for more space, quieter neighborhoods, home offices, newer kitchens, and access to the outdoors, traits which have revived a strong interest in the suburbs and smaller metro areas."
This is further supported by Savills Global Real Estate Service who claim our changing priorities since Covid-19 are shifting global residential real estate. Here the international agents describe, "tastes shifted during the pandemic as home became the centre of the universe… We have (also) seen a step-change in second home ownership too. In Dubai, 2021 has seen an ‘unprecedented influx’ of international high net worth buyers looking for a second home and as Hugo Thistlethwayte, Head of Global Residential Operations, notes: ‘There has been a realisation that a second home doesn’t need to be an hour from the main city residence, but could be in Aspen, Jackson Hole or Switzerland. This trend could make places like the Algarve, Mallorca and the south of France 52-weeks-a-year locations." (2021)
As we can see from the Balearic year-on-year variation in house prices (below), despite a temporary pause in buying activity, the interest in moving location, and seeking a new property has not only since recovered, but has quickly regained the highest pricing since 2007, supporting the argument that living priorities and significant interest in real estate have increased as a result of the pandemic.
2. The Ibiza Property Price Curve 2021
There is no doubt that the pandemic has altered our notion of home, finally allowing us to dare to create our dream life, working a city position amid a coastal or countryside second-home alternative, and, of course, complemented by the chance to also secure a strong investment.
Here in Ibiza, it is evident that we are experiencing similar "unprecedented influxes" and a small boom in the luxury sector of Ibiza’s real estate market for second-home international buyers, brought on by Covid-19. The pandemic has motivated buyers with means to invest in properties located in safe and more natural surroundings, away from overcrowded so-called ‘hotspots". Ibiza’s high-end and upscale property market, therefore, continues to be a desirable location for second-home buyers particularly from Europe, and naturally, we continue to experience a situation of low supply versus high demand, which means that many villas and properties are seen as rare products, driving price booms, resulting in a strong and an unwavering price curve right here in Ibiza (see section ii price per square metre comparison below).
While prices and sales lowered during autumn 2019 and early 2020 in the Baleares as a whole (as seen from the graph above), it must be noted that Ibiza’s luxury real estate market has often shown to be more resilient than its neighbouring islands, and set-backs or downturns in the market and price curves never hit quite as strongly.
3. The Ibiza Luxury Housing Market Report 2021 with Prestige Properties
All data discussed below is a representation of our internal data related to the Luxury Housing Market in Ibiza and is solely taken from our internal database.
i) Average Price per Square Meter
Our internal statistics from our sales database with Prestige Properties Ibiza calculated an average increase in price per square metre, from 6.569 to 7.927€, approximately a 21% increase between 2019 and 2021.
ii) Average Price & Price per m2 by Municipality
On the whole, all areas on the island have experienced price-per-square-metre increases between 2019 and 2021.

The entire city is in high demand and continues to demonstrate a strong market presence. Overall, Eivissa has something for everyone, like most cities in Europe, and has increased in popularity in line with the rest of the island. Eivissa has experienced a 15% increase in price per square metre since 2019.

San José has always been high in demand among affluent luxury second-home buyers.In 2021, if we segmented San José, areas such as Es Cubells and Ses Salines would still naturally appear at the very top of the island property portfolio, where many other San José developments and properties would now be on par with some of the properties and prices on offer in Santa Eulalia. Sant Josep has experienced an 18% increase in price per square metre since 2019.

In 2021, a particularly large property sale occurred in Santa Eulalia, leading to an unusual rise in the overall average price per square metre and as previously mentioned, some flexibility is required here. However, if we take the current average as gospel, Santa Eulalia would have experienced a 48% increase in price per square metre since 2019. It is clear that Santa Eulalia (despite margin for slight error) is catching up rapidly to the highly sought-after area of San José.

Sant Antoni – Average Price & Price per m2 by %
The area of San Antonio de Portmany is slowly making progress, becoming more sought-after than clients may first assume. Although the area is often in less demand than other areas, potential home buyers are often encouraged to look at the abundance of opportunities and great investment prospects here. San Antonio has seen a 12% increase in price per square metre since 2019.

In the last couple of years, Sant Joan seems to be where the most prestigious and expensive villas are located, with a price tag that has almost doubled on average over the past few years. The new demand for properties in the municipality is a reflection of the property market’s high-end price valuation. San Juan has seen a 6% increase in price per square metre since 2019.

According to Tinsa (2021) Living on the Coast Report, the market in Ibiza has exhibited different behavior depending on the segment. However, as per our internal analysis, the demand for detached homes for sale or long-term rental has increased. There have also been price increases, more notable in detached homes than in new developments. They summarised:
Standard multi-family homes sit between 3,000 and 4,000 €/m2, with a surface area from 50 m2 to 140 m2, with one to three bedrooms. Single-family homes typically register between 6,000 and 7,000 €/m2 and those larger family homes value between €10,000 and €20,000/m2. These properties were mostly located on the seafront promenade of Ibiza or on the front line of a marina. The most expensive single-family home registered between 12,000 and 15,000 €/m2 for a detached house. This product was mostly located on the west coast of the island of Ibiza in the municipality of Sant Josep and around Ibiza in the neighbouring municipality of Santa Eulalia.

iii) Sales per Year
Our internal statistics from our sales database with Prestige Properties Ibiza between 2019 and 2021 calculated a very minor decrease of 4% in sales and only 3.5% in volume, which despite the 3-month closure of offices and ability to partake in property viewings is basically a non-existent comparison.
Properties sold to date in 2021 (up until October 2021) have calculated an increase of 56% more sales than 2019 and a turnover of 95% increase in Euros related to direct sales.

iv) Enquiries per Year
Even with pandemic news, lockdowns, and restricted movement, we still saw an ongoing and steady flow of users visiting the website and generating inquiries throughout the year 2020. During the year 2021, since restrictions began to ease, an increase of over 36% has been recorded as active inquiries conducted by individuals seeking an Ibiza property whether through sales or rentals.
Conclusion: The Luxury Real Estate Market Ibiza 2021
Even with the pandemic looming during 2020, luxury housing in Ibiza continued to make progress regardless. As we can see from the information and data above, the way we are changing and prioritising our home lifestyle has led to a definite increase in global (and island-wide) interest which has only resulted in a growing buyers market in 2021. As more and more clients seek out their ideal lifestyle in a more relaxed environment, away from the hassles of the big cities, it is evident that international buyers continue to dominate and strengthen the luxury real estate purchasing market. In fact, "user behavior data shows Ibiza remains the most popular among the three main Balearic islands, achieving 22% more listing views than Mallorca (even though it has half the number of active listings)." – James Edition, October 2021

4. The Forecast for 2022
It is expected that house prices will continue to rise steadily and consistently in the luxury property market in Ibiza as there are no signs of crisis at present, making for attractive investment opportunities. In general, this speaks of Ibiza’s upscale market, which not only survived but flourished during the pandemic, giving us confidence that the island will continue to be attractive on an international level for the foreseeable future 2022. However, we do not envision a continuation in the number of sales we have witnessed during 2021. We anticipate the sales boom of 2021 will potentially slow down as the post-pandemic effect fades away, especially as we are increasingly seeing a case of low numbers of sellers in the market as we continue towards the end of 2021.
Long-term rentals for larger properties have become increasingly popular, especially with families. Prestige Properties Ibiza was required to hire more staff by the summer of 2021 in order to deal with the influx of inquiries, especially for long-term rentals. This is also confirmed by Morna International School, which has received a record number of new student applicants, who are also seeking residency (James Edition, 2021), indicating a potential anticipated interest for families in 2022 who may be keen to stay in the rental market until the right property for sale arrives in the future, or on the opposite side of the coin, they may return back to the metropoles once the effects of the pandemic and lockdowns are both a distant memory, (which at the moment, seems like is not likely to happen anytime soon). Either way, it is still undeniably the international buyers and overseas investors who are still the main market for second luxury homes in Ibiza and are expected to be in 2022.
Additionally, the island is exhibiting even greater growth in general, becoming an even more desirable and trendy place to live. Since small, local businesses have struggled to cope with lockdowns and business closures, we have also seen an influx of new, innovative bars and restaurants opening, and signs that continued investment is underway.
