Our 2022 annual market report and 2023 forecast shows that Ibiza’s real estate market has always been more resilient than our neighbouring Islands and Spain’s mainland. Ibiza’s luxury sector has experienced a considerable upturn since 2020 compared to our peers.
Our Prestige Properties Ibiza’s sales data for 2022 show the following:
An overall 10% increase in price per square metre between 2020 and 2022 across all areas on the island
Our sales volume doubled between 2020 and 2021 – and remained stable throughout 2022
An 87% rise in enquiries over the past two years

Overall, following the main boom of 2021 (which saw even higher numbers than the pre-covid highs in 2017), the market remains steady and continues to rise. With fewer sellers on the market, property values are predicted to increase as the race against a low supply continues, making this a good time and Ibiza a good place to buy a property.

Spanish Golden Visa 2023: Residency through Property Investment
Spain continues to be a popular place for international buyers thanks to its world-class beaches, rich culture, and property investment opportunities. However, Ibiza’s residency and visa requirements often need to be clarified for non-EU residents.
Thanks to the Spanish Golden Visa program, international buyers who are not part of the European Union (EU), European Economic Area (EEA), or Switzerland can now financially invest in Spain and gain a legal permit – offering the opportunity to secure residency in Spain.

What is a Spanish Golden Visa 2023?
Spanish Golden Visas are a residency-by-investment program launched by the Spanish government in 2013 as part of their national strategy to boost their economy and attract foreign investment. Often called Spanish Investor Visas or Spanish Residence Permit Programs, the Golden Visa requires property investors to spend a minimum of €500,000 to qualify.
The Golden Visa allows holders and their families to live in Spain and become permanent residents after five years, with the possibility of becoming Spanish citizens after ten years.
Am I Eligible for a Spanish Golden Visa and Permanent Residency in Ibiza, Spain?
The Spanish government provides residence permits to non-EU, non-EEA, or non-Swiss citizens with a qualifying financial investment in the Spanish economy. Permanent residency is then later possible after five years of living in Spain. However, during those five years, you must show you spent less than eleven months outside Spain.
General requirements for Golden Visa Spain:
Primary applicant must be over 18
You must make the required substantial investment
Criminal records must be clean
Applicants cannot appear on the nation’s undesirables list
Applicants must have valid medical insurance
No previous visa or Schengen entry refusal
Funds are required for applicants to sustain themselves in Spain
How Do I Apply for a Spanish Golden Visa?
Once you buy a property for at least €500,000, you’ll automatically qualify for a one-year Golden Visa. If your investment is still in place during that first year, you’ll have to apply in person for your two-year initial residence permit.
You can apply by following these steps:
Make a qualifying financial investment
Ensure your documents are translated into Spanish and English and legalised as per Spanish government regulations
File the initial application with the Spanish Consulate
Book an interview
Attend a biometric collection session in Spain and wait for final approval
Upon approval, pay the government permit issue fee.
Open a Spanish bank account and NIE
Your visa and residence permit will be issued and valid for one year
Renew your residence permit at the end of year two
Become a permanent resident in year five
Apply for citizenship and a Spanish passport after ten years
What documentation and fees do I need for a Golden Visa application?
You must submit the following documents to apply for a Golden Visa and renew it. It’s wise to check with your nearest Spanish Embassy or Consulate for more information about additional documents in each case.
Here’s what you’ll need:
Completed application
Passport, valid for at least one year, with two blank pages (original and copy)
Recent passport photo
Valid medical insurance (original and copy)
Photocopy and original translation of medical certificate
Your country of origin’s criminal record certificate
Proof of visa fee payment in local currency
Proof of legal residency in the consular district
Proof of the legal representative’s identity and capacity
Financial Guarantee
A financial guarantee of €2,130 per month for two years and a further €532 for each dependent person under their charge is required for obtaining a residence visa. This can be done by submitting originals and copies of your bank statements for the past 12 months, showing deposits and transactions.
Further Documentation for Applicants with Family
All family members must sign the same general documents listed above. Additional marriage and birth certificates and a medical statement proving a child’s dependency if they are over 18 are also required.
Buyers’ Documents
You must include a Property Registry Filing certificate or notarised deeds verifying that the deeds have been submitted to the Property Registry with your visa application.
Applicable Fees
The Golden Visa application fee for real estate investments is currently €1,910. For added family members, the cost is an additional €1,202. After this, there are standard legal costs, typically around €8,000 for a single applicant, €10,500 for a family of four, and an extra €2,500 for each renewal.
Additional Taxes to Consider
Foreign Income Tax, Personal Income Tax (PIT), Capital Gains Tax, and Property Tax are some taxes you must consider when applying for the Golden Visa in Spain.

Everything you need to know about relocating to Ibiza (Spain) post Brexit
Many of our UK clients who wish to buy property in Ibiza often have questions about the island’s logistics and how to invest for long-term relocation. Therefore, it would be worth writing this short article to provide you, as a UK citizen, with everything you need to know about buying a property and moving to Ibiza post-Brexit.

Residency for living in Ibiza after Brexit
As of January 1, 2021, UK citizens are subject to the same Spanish immigration rules as residents of non-EU countries, such as Russia, China, and the United States. Therefore, UK citizens who wish to live permanently or for an extended period in Spain must maintain legal residency status or a long-term visa.
A foreigner identity card, known as Tarjeta de Identidad de Extranjero (TIE), must be obtained upon arrival to Spain, the Balearics, and Ibiza whilst completing a full residence or visa application. Your residency and TIE can be applied from the UK, but as you can imagine, this is a slightly more complex process. Visas for UK expats living in Ibiza, Spain
The Spanish government also offers several visas that allow longer stays in the country. Two of the most common visa types include:
The Non-Lucrative Visa
The Golden Visa
The Non-Lucrative Visa allows stays longer than three months for retirees or those who do not need to or wish to work in Spain. Applicants must show a bank balance of €34,000 for at least six months and a valid private healthcare plan. The visa is valid for one year and can be renewed for two more years.
Investors spending a minimum of €500,000 on a property are eligible for the Golden Visa program. The Golden Visa allows holders and their families to live in Spain and can become a permanent resident after five years or a Spanish citizens after ten years from the date the visa has been granted.
Working in Ibiza for UK citizens
Any non-European citizen who wishes to live and work in Spain for an extended period beyond the 90-day tourist visa must apply for residency or a work permit. By maintaining your residence in Spain, you will be able to take advantage of all the benefits of working here should you decide to do so on a permanent or extended basis.
As the Spanish government is welcoming new entrepreneurs into its country, if you have a solid business project you would like to set up in Spain, that could be a great way to qualify for a residency in the country. Recently, the Spanish government approved the first draft of a law with several immigration and tax advantages for startups and digital nomad visas. This law aims to promote the ecosystem by attracting emerging companies, talent and capital to develop innovative entrepreneurial activities in Spain.
Buying a property in Ibiza Spain post Brexit
There have been very few changes to buying a home in Spain, the Balearics, or Ibiza since Brexit. However, UK citizen rights have changed slightly.
Currently, the main difference depends on whether you are a non-EU resident living in Spain or visiting it. Should you wish to relocate permanently, there are routes for you to become a full-time resident or gain a visa, making it easier for you to purchase a home.
Any person who purchases, sells, or owns a property in Spain must know the applicable property taxes, regardless of whether they are residents or non-residents. Your title will also be added to the property’s register by a notary. Depending on the number of clauses, deeds, and property value, the notary fees can also vary significantly.

How can I start the residency or visa process in Ibiza and get the right help to take the next step?
When you have completed your appointment at the national police office and submitted your required material for your special Brexit residence permit, you will need to wait until it is fully processed before collecting it (a second appointment is required). Due to the volume of applications for full residency in Ibiza, there is a long backlog. However, your TIE should arrive within a few weeks, allowing you to stay until your residency is completed.

Is it a good idea to invest in a property after Brexit? Is it safe to buy in Ibiza? Is it wise? Can I visit regularly, rent out my new property, or move to the island full-time? Do I need a visa?
The list of frequently asked questions we receive from our clients who want to invest in a property in Ibiza is endless! So, we thought we would write this short article to provide you, as a UK citizen, with everything you need to know about buying a property in Ibiza, post-Brexit.
Can I buy a property in Ibiza after Brexit?
Yes, most definitely! Additionally, the Spanish government actively encourages international buyers, including British citizens, to invest in Spain. Having said that, there have been some changes to expat rights since Brexit. But, these changes have not seemingly impacted international property purchasing in Spain – especially for second-home buyers.
When it comes to purchasing a property in Spain, the Balearics, and Ibiza, very little has changed. The difference now is dependent on the legalities surrounding living in Spain or visiting it as a non-EU resident. While there are regulations and limitations currently applicable to British citizens, there are also alternative solutions that can be found. And, should you ever wish to relocate permanently, there are routes for you to become a full-time resident – which will be discussed further on.
Is Ibiza’s property market still strong after Brexit?
Absolutely! In recent years, Ibiza has become a very desirable investment opportunity, especially among second-home buyers and those wishing to relocate on a more permanent basis. In fact, Ibiza’s influx of property buyers over the past 2 years, which can be well-attributed to the global pandemic, saw buyer activity jump into overdrive. Property sales and prices since have continued to rise with strong demand among buyers and a shortage of sellers.
What taxes and costs apply when purchasing a property in Ibiza after Brexit?
Your property price will not be affected by your nationality or citizenship, and you will not be required to pay any additional fees. Whatever your citizenship, you will pay the same amount as everyone else. There are, however, some differences between buying property in Spain and the UK. In the UK, you exchange the property contracts, pay the vendor, and the property is yours. After that, you register the property in the land register.
In Spain, you will need to be aware, whether you are a resident or non-resident, of the property taxes related to any purchase, sale, or ownership of a property. Additionally, a notary will also be required to witness the process and add your title to the property’s register. Fees paid to the notary are controlled by the Spanish government which can vary significantly depending on the number of clauses, deeds, and value of the property itself.

Will I have any problems visiting my property in Ibiza post Brexit?
As we all know, travelling between the UK and EU after Brexit will not be as straightforward as before. And if you intend to spend a significant amount of time each year in your second home in Ibiza, you will need to be aware of the limitations. These limit stays apply to the whole of the EU but allows you to move freely without border control within the Schengen Area. Generally speaking, short stay limitations for UK visitors are the same as pre-Brexit and all other non-EU citizens.
The 90/180-day short stay rule
You can arrive in Spain and freely cross into any of the 26 countries that make up the Schengen Area without border control. The Schengen Area includes; Austria, Belgium, the Czech Republic, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Iceland, Italy, Latvia, Liechtenstein, Lithuania, Luxembourg, Malta, the Netherlands, Norway, Poland, Portugal, Slovakia, Slovenia, Spain, Sweden, and Switzerland. However, a maximum stay of 90 days total applies within the 180 day period.
So, for example, if you arrive in your Ibiza holiday home on May 1st, you can live there full-time until the end of July (a total of 90 days), or you can hop around and travel in and out of the Schengen Area within this timeframe. After that, you must leave and not return to Spain, or any other Schengen Area again until the start of November (a total of 180 days).
Therefore, in terms of short stays of a month or two, weekend breaks, and two-week holidays, entry rules haven’t changed since Brexit. Here is a handy Short-Stay Visa Calculator to help you stay within the 90/180-day rules.
Can I live long-term in my property or become a permanent resident of Ibiza?
Although rules may apply, there are ways to extend your stay legally. The Spanish government makes every effort to encourage non-EU residents to purchase a property here. Therefore, even with the 90/180 short stay EU rules, the Spanish government is constantly evaluating and optimising longer stay possibilities through visas.
Spain offers several visas allowing longer stays. Two of the most common visas are the Non-Lucrative Visa and the Golden Visa. The Non-Lucrative Visa allows stays longer than three months for retirees who do not wish to take up employment in Spain. Applicants must show a bank balance of €34,000 for at least six months and a valid private healthcare plan. The visa is valid for one year and can be renewed for two more years thereafter.
Investors who have spent at least €500,000 on the property are eligible for the Golden Visa. A family application costs around €5,000 and lasts for two years. The Golden Visa allows holders and their families to live in Spain. For this visa to be renewed, you do not need to live in Spain, however, if you do live there, you can become a permanent resident after five years and a Spanish citizen after ten years.

What are my options for renting out my property for tourism?
It will be fine for you to rent your property for tourism purposes post-Brexit, but there are a few things to consider. As a Spanish or EU citizen, the rental income tax is 19%. However, for non-EU citizens, the rental income tax is higher and is currently set at 24%. Secondly, buying a villa for rental purposes is popular in Ibiza. It is, however, not an easy process. Not every property on the island can be rented to tourists. Obtaining a final tourist license and filling out the application require strict criteria and requirements to proceed.
