    Our 2022 annual market report and 2023 forecast shows that Ibiza’s real estate market has always been more resilient than our neighbouring Islands and Spain’s mainland. Ibiza’s luxury sector has experienced a considerable upturn since 2020 compared to our peers. 

    Our Prestige Properties Ibiza’s sales data for 2022 show the following:

    • An overall 10% increase in price per square metre between 2020 and 2022 across all areas on the island
    • Our sales volume doubled between 2020 and 2021 – and remained stable throughout 2022
    • An 87% rise in enquiries over the past two years
    • A drop of around 50% in (published) listings (suggesting a high demand versus low supply market)
    • 58% of our buyers purchased a property as a second home

    Overall, following the main boom of 2021 (which saw even higher numbers than the pre-covid highs in 2017), the market remains steady and continues to rise. With fewer sellers on the market, property values are predicted to increase as the race against a low supply continues, making this a good time and Ibiza a good place to buy a property.

      As one of the island’s oldest restaurants, Cas Pagès was established in 1972 by Carmen and Lucia Pagès. They offer a variety of great rice dishes to their guests, including their famous "arroz de matanza", a delicious rice dish that contains the finest pork cuts available, and the "sofrit payès", which consists of lamb and chicken with sobrasada, potatoes, toasted almonds, and various herbs and spices. Reservations here are often months in advance, and there’s no answer on their mobile phone. It can take hours or even days to get through, so it is usually advised to drive there to reserve a table.           • The grand flea market in Sant Jordi (every Saturday morning), sells an abundance of almost anything from ‘bric and brac’ to some relatively valuable household furniture.
          • Punta Arabi is a mix of San Juan’s low-key vibe and Las Dalias size…. Here, people arrive by ‘the coach load’ to shop the market stalls and enjoy a day out in Es Canar.

            Tribute to Pascale – a truly exceptional woman

            2022 kicked off with a very unexpected loss for Prestige Properties. Sadly, on Friday, April 1st 2022, we said goodbye and celebrated Pascale Dufournier’s life after losing her fight with cancer. We lost a wonderful person who was our beloved company’s very heart and soul. A young woman from Paris, Pascale came to Ibiza in 1976 to follow her dreams. Her passion for design, elegance, and the island she loved led to the creation of Prestige Properties in 1983. 

            The many beautiful qualities that Pascale brought to her life and work will never be forgotten – generosity, a caring way of being, exquisite style and humour, a joyful zest for life, and her love for the island of Ibiza. Throughout the course of her life, she was dedicated to sharing her joy with family, friends, and those of us who were thankful to be a part of her company. As Pascale often said, "Prestige has never been "work" to me; it has been my family." She will be so deeply missed, yet her presence remains with us in our lives and at Prestige.             The island has certainly grown more than expected in general since the pandemic, becoming a much more desirable and trendy place to live, with both the selling of homes and long-term rentals, as well as tourism at an all-time high, especially among families and international buyers. The influx of inquiries was such that Prestige Properties Ibiza had to hire more staff by the summer of 2021 to handle the influx of inquiries. This trend continued directly into 2022 as well.
