Ibiza’s Real Estate Tax Guide for 2025: What Buyers and Sellers Should Know
Buying or selling property in Ibiza involves several taxes and legal procedures. As of 2025, significant changes to Balearic tax laws have been introduced to ease the burden on local residents and young buyers, while Spain has also implemented new measures affecting high-net-worth property owners and foreign investors.
Whether you are a Spanish resident or an international investor, understanding the local tax landscape is essential for making informed decisions. This guide offers a comprehensive overview of property transfer taxes, ongoing ownership costs, and key regulations in Ibiza.
Buying Property in Ibiza: Resale or New Build?
Resale Properties – Transfer Tax (ITP)
When buying a second-hand property in Ibiza, you’ll pay ITP, a regional tax with progressive rates:
8% on value up to €400,000
9% on €400,000–€600,000
10% on €600,000–€1,000,000
12% on €1,000,000–€3,000,000
13% on value above €3,000,000
For a resale home priced at €800,000, the total Transfer Tax (ITP) would be approximately €70,000, which equates to an effective rate of around 8.75%.
The tax must be paid by the buyer within 30 days of the purchase date, using Form Modelo 600, and submitted to the Balearic Tax Agency (ATIB). The amount is calculated based on the higher of the declared purchase price or the official appraised value of the property.
ITP Discounts (2025):
4% ITP: First home ≤ €270,151, used as primary residence
2% ITP: Young buyers (under 36) or people with disabilities, for first homes ≤ €270,151
100% exemption: Local residents under 35 with modest income (≤ €52,800), buying a first home ≤ €270,000 (set to rise to €350,000), and financing at least 60% with a mortgage
To retain these benefits, the buyer must live in the property and maintain ownership for a minimum of three years; otherwise, the tax savings must be repaid.
New Properties – VAT (IVA) & Stamp Duty (AJD)
For new builds bought from a developer:
VAT (IVA): 10% of the purchase price (residential)
Stamp Duty (AJD):
1.5% standard rate
1.2% for first homes ≤ €270,151
2% for properties ≥ €1 million
2.5% for company-to-company sales waiving VAT exemption (rare)
Purchasing a newly built villa priced at €800,000 would incur €80,000 in VAT (IVA) and an additional €12,000 in Stamp Duty (AJD).
Both taxes are the responsibility of the buyer. IVA is paid directly to the seller as part of the transaction, while AJD must be filed separately with the Balearic Tax Office once the sale is completed.
It is also worth noting that, under current regulations, banks are required to cover the AJD associated with mortgage deeds, meaning buyers are only liable for the AJD on the property deed itself.

Selling Property in Ibiza: Taxes and Key Rules
If you’re selling property in Ibiza, you’ll face two main taxes: Capital Gains Tax (CGT) and the Plusvalía Municipal (municipal land tax). Your residency status—Spanish resident or non-resident—will determine how CGT is calculated.
Capital Gains Tax (CGT)
Spanish Residents:
CGT is applied progressively based on the profit:
19% on the first €6,000
21% on €6,001–€50,000
23% on €50,001–€200,000
27% on €200,001–€300,000
30% on gains over €300,000
Exemptions apply if the seller is over 65 and selling their primary home, or if the proceeds are reinvested into another main residence in Spain.
Non-Residents:
A flat CGT rate of 19% applies to the entire gain.
Non-residents must file using Model 210 and pay within a few months after the sale.
Under the 3% withholding rule, the buyer is legally required to retain 3% of the property’s sale price and pay it directly to the Spanish Tax Agency on behalf of the seller. This amount serves as an advance payment towards the seller’s Capital Gains Tax liability.
Plusvalía Municipal (Municipal Land Tax)
Charged by the local council based on the increase in land value over the ownership period.
Calculated using either the cadastral land value or the actual profit—whichever results in a lower tax.
Typically paid by the seller within 30 days of the sale.
No tax is due if the property is sold at a loss.
The tax caps after 20 years of ownership; it does not increase beyond that point.
Thinking of selling? Our Seller´s Guide makes the process easy to understand and simple to follow.
Annual Property Taxes & Ongoing Obligations in Ibiza
Owning property in Ibiza involves several annual tax obligations for both residents and non-residents. The most common is the "Impuesto sobre Bienes Inmuebles" (IBI) — a local tax based on the cadastral value, with rates typically ranging from 0.4% to 1.1%. It is paid by the registered owner as of 1 January, and bills are usually issued mid-year.
For high-value holdings, Wealth Tax may apply. As of 2025, the first €3 million per person is exempt in the Balearic Islands. Residents are taxed on worldwide assets, while non-residents are taxed only on Spanish assets. Rates start at 0.28%, rising for wealth above €10 million. In addition, a Solidarity Tax applies nationwide to net assets over €3 million, with rates of up to 3.5%, although any local Wealth Tax paid may be offset
Non-resident owners must also declare an imputed income tax if the property is not rented out. This assumes a notional rental value based on the cadastral figure, taxed at 19% for EU/EEA residents and 24% for others, and filed annually using Modelo 210.
Other Regulations for Property Owners in Ibiza
No Restrictions on Foreign Buyers
As of 2025, foreigners—both EU and non-EU nationals—are free to purchase property in Ibiza, enjoying the same rights as Spanish citizens. Although restrictions on non-resident buyers have been considered, no such measures have been implemented. Foreign buyers are required to obtain an NIE (Foreigner Identification Number) and must declare the origin of funds in compliance with anti-money laundering regulations.
End of the Golden Visa
As of 2025, Spain has officially ended its ‘Golden Visa’ scheme for property investment. Non-EU citizens can no longer obtain residency by purchasing real estate worth €500,000 or more. Existing visa holders retain their status, and alternative residency routes such as business or government bond investment—may still be available.
Buyer and Seller Obligations Recap
Buyers
Budget 10–13% of the property price for taxes (ITP or IVA + AJD, depending on property type).
Withhold 3% of the purchase price when buying from a non-resident seller and pay it to the Spanish Tax Agency (legal requirement).
Obtain an NIE (Foreigner Identification Number) before purchase.
Plan currency exchange and international transfers well in advance.
Hire a local lawyer to check for any outstanding debts tied to the property (e.g. unpaid IBI or community fees), as these may transfer with ownership.
Sellers
Prepare to pay Capital Gains Tax (CGT) and plusvalía (local land tax).
If non-resident, inform the buyer of the 3% withholding and file Form 210 within 3 months of the sale to claim a refund or pay any difference.
Consider working with a tax advisor to calculate deductions and reduce taxable gain.
Residents selling their primary residence must reinvest the proceeds within two years to qualify for CGT exemption.
Ensure plusvalía is paid to the town hall within 30 days of the sale; notaries typically include reminders in the sale deed.
Regional Nuances in the Balearic Islands
While Spanish property law is largely consistent across the country, Ibiza and the wider Balearic Islands have a few regional regulations that property owners should be aware of:
Tourist Rental Licences: Short-term rentals (e.g. Airbnb-style lets) are strictly regulated. A licence is required, and not all properties are eligible due to zoning laws and community restrictions. Letting a property without a licence can result in significant fines.
Protected Rural Land: Certain areas are designated as "rustic" or protected land, subject to more restrictive building regulations. Buyers should always check local planning rules before purchasing land intended for development.
Inheritance and Gift Tax: The Balearic Islands have their own inheritance tax regulations, offering favourable exemptions for close relatives. Foreign owners are advised to seek estate planning advice, as Spanish inheritance laws — including forced heirship — may still apply.
Making Smart Moves in Ibiza’s Property Market
Owning or investing in property in Ibiza offers exceptional opportunities, but it also comes with important tax and legal responsibilities. Understanding the full scope of costs is essential for making informed decisions and avoiding unexpected expenses.
For peace of mind, it’s always best to consult official guidance or a trusted advisor. The Prestige Properties Team is here to support you every step of the way, offering expert advice to help you navigate the process smoothly and confidently.

Ibiza & Balearic Island Real Estate Market Report 2024 & Forecast 2025
In 2024 Ibiza’s luxury real estate market has once again proven its resilience and an ability to adapt, reinforcing its reputation as one of the world’s most sought-after investment destinations. In line with our predictions in last year’s market forecast, 2024 marked a slight transition towards a buyer’s market —while prices remained high, the supply of available properties increased, and demand showed signs of stabilising.
On the other hand, our prediction of stabilising sales numbers were met with a surprise increase in sales numbers and volume, at least here at Prestige Properties. Despite global economic uncertainties, shifting geopolitical landscapes, and financial market fluctuations, the island, perhaps not surprisingly, continues to attract high-net-worth investors, international buyers, families, and lifestyle-driven homeowners seeking this perfect mix of security, exclusivity, and high-value assets not many places offer.
Balearic Islands’ Housing Market 2024
The Balearic Islands—particularly Ibiza—have consistently demonstrated their strength in overcoming market downturns, emerging stronger with each cycle. A combination of relative market stability, evolving buyer preferences, and sustained demand has shaped the property industry in recent years, making the Balearic Islands, and specifically Ibiza, a prime location for real estate investment.
2024 marked a year of stabilisation for property sales in the Balearic Islands. Graph (I) below, shows that after the post-COVID peak in 2022, 2023 saw a decline in property sales, which then stabilised in 2024, returning to pre-COVID levels.
Who buys property in Ibiza?
The Ibiza market presents exciting opportunities for investors and other types of buyers alike. With a limited yet highly desirable property supply, Ibiza remains a safe haven for both short and long-term investment. As Ibiza further solidifies its global position as a premier real estate destination, new possibilities await those looking to secure a stake in this thriving market. Whether as a second home, a secure long-term asset, or a high-yield investment, Ibiza offers unparalleled opportunities in 2025 and beyond.
As our internal statistics show, in 2024 over half our clients were buyers of "Second homes" ( or holiday homes) to enjoy with their family and friends. A new trend this year was a significant increase in "First Home" buyers, which in this context refers to buyers buying property which they will use as their primary residence and not just a holiday home. This is in line with Ibiza attracting an ever increasing clientele of international families choosing to permanently settle on the island, and seeing their children grow up in nature, sun and beach proximity.
Clients whose sole reason for buying is for "Investment Purposes" keep strong at over 20% of all buyers.
As mentioned above, Ibiza’s property market has consistently showcased exceptional durability and flexibility, elevating its profile as a hotspot investment center. This enduring robustness stems from several elements that collectively uphold the island’s real estate sector.
Luxury and lifestyle properties remain in high demand, attracting affluent buyers from Europe and beyond, drawn to Ibiza’s natural beauty, high-end amenities, and vibrant cultural scene. At the same time, strict urban planning regulations and limited land availability help control excessive growth and prevent market over-saturation.

A Market in Transition: Moving Toward a Buyer’s Market?
Following a sustained period of high demand and restricted property accessibility, Ibiza’s real estate landscape is undergoing a noticeable shift. While it remains a stronghold for luxury property investments, 2025 is shaping up to be a turning point, moving away from an extreme seller’s market towards a more balanced perspective.
Though high prices still define the market, the supply of available properties has increased, and demand has slightly declined. Although not yet fully a buyer’s market, emerging trends indicate that change is on the horizon while the scene is evolving:
Buyer Leads in 2024: 2,300 (compared to 2,800 in 2023), indicating a slight drop in demand.
Increased Listings: More properties entered the market in 2024 compared to 2023, contributing to greater buyer options.
But what does this mean for Ibiza buyers and sellers alike?
For sellers, Ibiza’s housing scene still presents significant advantages. Prices remain historically high, making now an ideal time to sell before further market adjustments take effect. Properties in prime locations and excellent condition continue to attract potential new owners quickly, with many deals closing in under three months. While demand has slightly softened compared to previous years, high-value properties remain desirable, particularly among investors seeking exclusive assets.
For buyers, 2025 introduces new opportunities as increasing inventory brings greater choice. Unlike the highly competitive seller’s market of 2022–2024, enthusiasts now hold more negotiating power, offering them better flexibility in securing favorable deals. With the ongoing increase in availability, investors and homebuyers alike may find more diverse options and improved conditions in the coming year.
Looking ahead, Ibiza’s property industry remains dynamic and full of potential. Whereas sellers can still capitalise on high prices, buyers are gaining leverage, creating a healthier equilibrium between supply and demand. As the real estate sector experiences steady growth, it will be necessary for both parties to stay adaptable as we move through this transition.
Looking Ahead: What to Expect in 2025?
Ibiza has long been recognised as one of Europe’s most desirable real estate industries, attracting those seeking exclusive properties, high-end living, and a vibrant lifestyle.
As we move into 2025, the housing trade is evolving with new trends shaping the future of the market. While uncertainty remains in global economic and political spheres, Ibiza’s reputation as a premium housing sector destination remains steadfast. The aforementioned shifting dynamics will have a significant impact on home seekers, capital investors and real estate agents in the year ahead.
Although predicting the future is never an exact science, current field data provides valuable insights. The key trends from 2024 indicate a stabilising market with a slight turn toward increased stock and more opportunities for prospective clients. However, external factors will play a crucial role in shaping the real estate overview for 2025 and beyond:
Economic and geopolitical influences: Interest rates fluctuations, ongoing global conflicts, and international policies will play a role.
Increased stock availability: More listings mean more options for buyers, potentially softening prices.
Increased recognition of Ibiza as a key player in global real estate, uniquely combining political stability, natural beauty, and expanding infrastructure to attract families and discerning international clients.
What remains certain is that Ibiza’s real estate spectrum has a long history of persistence. Even during economic transitions, property values have demonstrated a strong ability to rebound, often surpassing previous highs. This makes the island a desirable, multicultural, and highly sought-after location for investors looking for long-term stability and expansion.
A Thriving Market with Enduring Opportunities
As 2025 unfolds, the island remains a place where real estate dreams become reality—and with us by your side, those opportunities are closer than ever. With the right strategy and expert guidance, exploring this intricate environment becomes easier and more rewarding.

Why buy a property in Ibiza (Eivissa Municipality)?
Ibiza Town, otherwise known as Eivissa, is the smallest of the five municipalities on the island, situated on the south-eastern coast. It shares borders with Sant Antoni de Portmany, Santa Eulària and Sant Josep de Talaia. The capital city spans 11.14 km², with an estimated population of 49,727 out of the island ‘s total population of 147,914.
The municipality of Ibiza Town is divided into two main sections: ‘The Old Town’, known as Dalt Vila (literally meaning ‘upper part’), which sits atop a small hill overlooking the sea, and the modern extension, "Eixample" (meaning ‘extension’). Among local Ibicencans, the city is often referred to as Vila d’Eivissa or simply Vila (meaning ‘town’).
Dalt Vila (The Old Town) is a designated UNESCO World Heritage Site, renowned for its stunning historical architecture, monumental castle grounds and a central Roman Catholic Cathedral, Santa Maria d’Eivissa. The Old Town is a labyrinth of charming cobbled streets, offering an abundance of cultural sites, including boutique shops, bars and restaurants. It also features beautifully restored homes alongside authentic, historic residences that have been passed down through generations of Ibicencan families.
The modern extension of Ibiza Town features a picturesque main square, Vara de Rey, as well as a vibrant harbour-front promenade, traditional whitewashed buildings and cobbled streets lined with a variety of retail shops, restaurants, cafés and bars. This area attracts a diverse mix of residents and visitors. A more contemporary high street extends from the port, offering a range of well-known European retail chains, banks, pharmacies, food markets, homeware stores and all the necessities for modern-day living.
The streets of Ibiza Town remain lively and energetic throughout the year, with most retail and dining establishments open in all seasons. However, when summer arrives and tourists begin to flood in, the city takes on a dynamic and exhilarating atmosphere. The nightlife becomes a hub for clubbers, celebrities, high-profile clientele, yacht enthusiasts and fashion influencers from across the globe.
Just a short drive away is Marina Botafoch, an exclusive VIP area home to an array of luxury motor yachts, superyachts, and an opulent collection of high-end apartments and penthouses overlooking the waterfront.
Additionally, Ibiza Town boasts two main beaches—Talamanca and Figueretas. Both are stunning and highly sought-after destinations, frequented by both tourists and residents alike. These areas offer a broad selection of hotels, from local boutique stays to luxurious resorts, as well as a variety of rental villas, making them attractive to visitors year-round.
With its rich Mediterranean history, ancient architecture, picturesque seafront, beautiful beaches and cosmopolitan nightlife—including some of the island’s most iconic nightclubs—Eivissa offers an unparalleled and versatile lifestyle.
Purchasing property in Ibiza Town presents an array of opportunities for families, holiday home buyers, young and retired couples, individuals, buy-to-let investors, and those seeking high-profile, secure residences.
Prospective buyers in Eivissa typically explore six distinct areas: Dalt Vila and the surrounding city centre, including Ibiza Marina, Marina Botafoch (Paseo Marítimo), Talamanca (Illa Plana), Figueretas (Los Molinos) and Can Misses.
Dalt Vila (Old Town), City Centre and La Marina
Dalt Vila, situated atop a small hill known as Puig de Vila, is undoubtedly Ibiza’s most significant cultural and tourist attraction. This spectacular walled city stands as a living archive of the various civilisations that have shaped the island’s history, crowned by its distinctive hilltop cathedral.
Dalt Vila is the only fully preserved Renaissance fortress in all of Europe, alongside Valletta on the island of Malta, earning its designation as a UNESCO World Heritage Site in 1999.
There are two main entrances to the Old Town, the most frequently used being a historic stone drawbridge that ascends a steep incline through the Portal de Ses Taules, leading directly to Plaza de Vila.
This central square is beautifully paved with cobbled streets and lined with charming al fresco restaurants, unique boutiques, and artisan shops. The second entrance provides access to The Contemporary Art Museum, where visitors can explore the underground remains of an ancient Phoenician dwelling.
The city tells a story of its own. A journey to the hilltop unveils exhibitions of historical architecture, memorial statues, and relics from the island’s Phoenician past, now seamlessly integrated into a modern, picturesque cityscape.
At the summit, breathtaking panoramic views stretch across the town below, the marina, Ses Salines, the island’s vast landscapes, and even as far as Formentera. Although the climb is steep and demanding, the experience is truly unforgettable and a must-see when visiting Ibiza.
Properties for sale in the Old Town and the lower city centre include modern converted apartments and 20th-century townhouses, particularly along Vara de Rey’s main boulevard. Prices for apartments in this area typically start at €6,000 per m², with an average property price of €700,000. Compared to the city centre, real estate in Dalt Vila is valued at nearly twice the market price. However, the area is steeped in history, boasts unique architectural charm, and offers spectacular sea and city views, making it highly desirable. The neighbourhood primarily attracts high-profile buyers, including those seeking luxury holiday homes or investment properties for rental purposes.
Marina Botafoch (Paseo Marítimo)
One of the most frequented areas of the city is Paseo Marítimo, a long waterfront promenade where both locals and tourists alike enjoy leisurely strolls, skating, running, cycling, or simply passing through en route to Marina Botafoch.
This vibrant strip is lined with prestigious establishments, including the luxury five-star Ibiza Ibiza Gran Hotel, Ibiza´s Casino, Hotel Pacha (adjacent to the iconic Pacha Ibiza nightclub), and the renowned Heart Ibiza. Talamanca
The stunning resort of Talamanca is home to Ibiza Town’s most popular beach. Located just a short fifteen-minute walk from the city centre and Marina Botafoch, Talamanca offers a tranquil retreat away from the hustle and bustle.
The bay of Talamanca boasts a long, wide beach with shallow, calm, crystal-clear waters and soft white sand, making it a versatile and much-loved spot for both visitors and locals alike.
During the peak summer months, Talamanca Beach becomes a lively haven for sun-seekers and cosmopolitan visitors. However, despite its popularity, the area retains its authentic bohemian charm, with surprisingly few high-rise developments overlooking the coastline.
Talamanca is also home to a diverse selection of excellent bars and restaurants, scattered along the beach. Many of these establishments remain open throughout the year, making the area a popular residential hub during the winter months as well. From traditional Mediterranean eateries to laid-back beach shacks, visitors can expect high-quality menus, great variety, and a vibrant atmosphere.
One of the most iconic spots in Talamanca is The Fish Shack, a small yet famous rustic "chiringuito", offering a simple yet authentic Ibizan dining experience. With its no-frills approach, this charming beachside eatery serves freshly caught fish of the day, making it a favourite among both locals and international DJs, who claim it serves some of the best seafood on the island.
The incredible Nobu Hotel Ibiza, which overlooks Talamanca Bay, has been elegantly designed to complement its surroundings. Featuring natural wood finishes and artisan ceramics, the luxury resort perfectly embodies the island’s aesthetic. This stylish retreat attracts high-profile guests and extends the exclusive reputation of the Marina Botafoch area.
Illa Plana – A Unique Part of Talamanca
Within the Talamanca area lies Illa Plana, a former island that was once separated from Ibiza’s mainland but later became naturally connected. Illa Plana acts as a divide between the port of Ibiza and Talamanca Beach.
After merging with Ibiza, Illa Plana became more accessible, and during the latter half of the 20th century, residential development began. Today, Illa Plana is a fully urbanised neighbourhood, renowned for its exclusive cliff top villas and luxury rental properties in the Talamanca area.
Talamanca is a highly desirable location for those looking to purchase property near Ibiza Town, offering easy access to unspoilt countryside, picturesque beauty spots, and stunning beaches. Thinking About Purchasing a Villa in Ibiza?
The city centre of Ibiza Town, along with Can Misses and Figueretas, presents excellent opportunities for young couples and local residents looking for affordable apartments. However, property prices are rising steadily, reflecting the island’s increasing demand.
Both Marina Botafoch and Dalt Vila (the Old Town) are highly sought-after and more expensive areas, attracting a cosmopolitan and high-profile clientele, particularly luxury second-home buyers and buy-to-let investors.
Many families are drawn to Talamanca, an area known for its spacious, family-friendly apartments close to the beach. Talamanca also offers easy access to nurseries, schools, and a range of cafés and restaurants, all while allowing residents to enjoy the perks of city life.
Although demand is high across the city, the city centre offers slightly more flexibility. However, it may not suit everyone’s preferences. In general, much like other European cities, Eivissa caters to a wide range of lifestyles and property needs.
