The Costs of Owning a Property in Ibiza

Buying a dream home in Ibiza is one of the most exciting things you can do. However, buying and owning a property in Ibiza comes with upfront and ongoing costs that all potential and active buyers must be aware of before signing on the dotted line.

It is crucial to consider the upfront costs associated with buying a property, such as the down payment, closing costs, and fees, but mostly forgotten are the ongoing costs, such as maintenance, taxes, insurance, and utilities, that will inevitably occur. A clear understanding of the costs of purchasing a home in Ibiza will help you determine if you are happy with the annual outlay.

You can find our How to Buy a Property in Ibiza guide on our website; written with our buyers in mind and covering all those essential costs to consider when buying a property in Ibiza. But, in the meantime, let’s be clear about the ongoing costs of owning a property in Ibiza, so you know what to expect, once you call Ibiza your home.

Costs of Buying and Owning Property in Ibiza - Prestige Properties

The costs associated with Owning a Property in Ibiza

Multiple tax implications are associated with the cost of owning a property in Ibiza, Spain. To own a home in Ibiza, you must consider all tax implications -– so here’s a quick overview that will help you understand these costs.

Understanding Property Taxes in Ibiza for Homeowners

Your IBI (Property Tax)

The IBI (Impuesto sobre Bienes Inmuebles) is a real estate municipal tax on properties in Spain that must be paid each year by property owners in Ibiza – regardless of whether you’re a resident or not.

To figure the amount, the town hall assigns a value to your property known as the cadastral value. This value will be taxed at the same rate approved by each town hall within the specific municipality.

While IBI is charged as a percentage, the tax bill depends on the property’s cadastral value. This rateable value, in turn, is determined by a number of factors, which include the property’s:

  • Size and location
  • Construction costs
  • Title and lease details
  • Age and condition
  • Land characteristics
  • Proximity to public infrastructure

Using this information, the local town hall compiles a report assessing the property’s rateable value and assigning a taxable "valor catastral" to each property in their area. These records are kept by the cadastral registry (which is different from the land registry office).

When purchasing or interested in a specific property, the best advice is to ask your real estate agent for the most recent IBI bill of that property which will show the exact amount applicable for this specific property.

Your Basuras (Waste Collection Tax)

A local charge needs to be paid at the town hall where your property is located for rubbish removal. Each town hall determines the amount due, which varies from place to place. It is imperative to note that it is still necessary to pay for a property even if it is not occupied during the off-season. The town hall has the right to take legal action if payment is not made within a certain period of time.

Typically, the waste collection cost when owning a property in Ibiza is around 90 euros annually.

An Overview of Maintenance Costs when Owning a Property in Ibiza

General Maintenance Costs

All the additional services designed to maintain the property’s general condition and upkeep are included in the General Maintenance bracket. Property owners should expect annual costs of 1-2% of their property value to keep their houses healthy, fully maintained and stable.

These services may cover anything from basic repairs and house maintenance, home improvements, property management services, pest control, security checks, cleaning, gardening and pool maintenance. These include annual agreements, monthly advanced services, and one-off payments for individual services.

Although these extra costs of owning a property in Ibiza may not feel necessary, the overall investment will ensure that the property’s value moves in line with the Ibiza property market trend (up!).

Home Improvements and Renovation Costs when Owning a Home in Ibiza

Property owners who rent their property will have higher maintenance costs, as rentals often require additional services and rental support which tend to arise from more wear-and-tear than non-rental properties. This may mean a higher budget for general yearly maintenance service is needed –– as well as regular home improvements and renovations to keep your home modern and up-to-date.

The purpose of home improvements is not only to enhance the living experience but also to increase the market value of the property and its rental potential. Landscape projects, energy solutions (e.g. solar panels), better water systems, interior improvements, carpentry, ventilation and construction are all great examples of these services and projects that may be noteworthy costs of owning a property in Ibiza.

Larger Renovation Projects

In Ibiza, renovating a property can be a very rewarding experience, allowing you to create your dream home. It is also possible to reap impressive returns from a renovation project if planning and renovation are done properly – although there will be upfront and ongoing costs involved.

Prime Villas near the Coast in Northern Ibiza

Ibiza´s North from above, with its pine hills and secluded coves, provides a glimpse into the island’s most untouched landscapes. This region is celebrated for its pristine countryside, natural reserves, and expansive coastal views. Far removed from the glamour of the south, Northern Ibiza retains an authentic, bohemian charm, where rustic beaches and rugged terrain create a sense of timeless harmony. Hidden coves, wooded hillsides, and tranquil villages await those who venture beyond the usual haunts.

Below, we present three of the north’s most iconic beach destinations:

    Benirrás

Gazing down upon Cala Benirrás, you see a crescent of sand embraced by forested slopes, one of Ibiza’s most legendary sunset beaches. Famous for preserving the island’s free-spirited 1970s soul, Benirrás remains a haven of rhythm and light. Once renowned for its Sunday sunset drum circles, where crowds gathered to celebrate the day’s end to the beat of hand drums, this iconic cove has since seen the official events scaled back. Still, on many evenings the sound of spontaneous percussion drifts across the cove, as people dance barefoot in the sand beneath a sky painted gold, keeping the island’s bohemian heart beating strong.

Those who prefer to pair its hippie charm with a hint of refinement will find Elements Ibiza the perfect retreat. As one of the north’s most beloved beach restaurants, Elements offers a chic yet welcoming setting where Mediterranean flavours meet barefoot luxury. Whether for breakfast, a long lunch, or dinner at sunset, sharing a cocktail or seafood dish here as the sun dips beyond the horizon is an essential Ibiza experience.

    Benirrás Ibiza

    Cala Xarraca

Cala Xarraca glistens like a hidden jewel, a small, golden sanded bay where crystal clear waters meet lush, green hillsides. It’s a snorkeller’s haven, alive with underwater life and framed by rugged rocks and pine forest. At just 90 metres long, the beach feels wonderfully private, as if you’ve stumbled upon your own secret paradise. Beneath the surface, the rocky seabed reveals a vibrant world of fish and sea creatures, while one side of the bay presents an unexpected delight, a natural mud bath where beachgoers coat their skin with mineral-rich clay for a spontaneous spa experience.

Despite its secluded feel, Cala Xarraca has a welcoming local spirit. Its sole beachside Restaurante Cala Xarraca, has been run by the same family for more than three decades. Cherished by residents and fishermen alike, it serves freshly caught fish, classic paella, and other island specialities, best enjoyed with a cool glass of sangria as the sun sparkles on the shore. Recently, the arrival of Six Senses Ibiza, the Balearics’ first certified sustainable resort, has brought a subtle touch of eco conscious luxury to this tranquil northern haven, without disturbing its lasting allure.

    Portinatx Ibiza

Portinatx is a picturesque seaside area celebrated for its transparent waters and forested hillsides. Once a modest fishing village, it has evolved into a peaceful retreat for families and couples drawn by its natural beauty and relaxed pace of life. The village boasts three charming beaches, S’Arenal Gros, S’Arenal Petit, and Playa Porto, each providing soft golden sand and clear, shallow waters ideal for swimming and snorkelling. Fragrant pine forests frame the coves, creating one of the island’s most scenic coastal landscapes.

Portinatx retains the authenticity of a small Ibicencan village while offering all the essentials for a comfortable stay. There’s a good selection of casual restaurants, beach bars, and a few relaxed nightlife spots, think friendly pubs and cocktails by the sea rather than superclubs. The area is also noted for its sunsets, best admired from the Punta Moscarter Lighthouse, Ibiza’s tallest, perched dramatically on nearby cliffs. Portinatx combines natural beauty, effortless charm, and a touch of modern comfort, a secluded paradise far from Ibiza’s party pulse.

The Appeal of Buying a Home near the Beaches of North Ibiza

The area’s enduring appeal lies in its authentic character, privacy, and sense of space. Buyers can choose from modern architectural masterpieces perched above the coast to traditional fincas tucked within peaceful countryside. The region attracts those drawn to Ibiza’s rural chic lifestyle, where village life remains relaxed, community minded, and surrounded by nature. Increasingly, international families are choosing to settle here all year round, seeking a slower rhythm and a nurturing environment for their children.

Seclusion is another defining aspect. Northern homes often sit on large plots, featuring rare seclusion alongside spectacular sea views. For those searching for tranquillity and beauty away from Ibiza’s livelier south, the Sant Joan area is frequently named among the island’s finest locations.

Ultimately, owning a home near the beach in northern Ibiza offers the best of both worlds, the island’s natural beauty and bohemian spirit, paired with the refinement of modern luxury living. Whether a sleek contemporary villa with an infinity pool or a lovingly restored farmhouse, the north embodies Ibiza at its most peaceful and captivating.
