In line with our predictions in last year’s market forecast, 2024 marked a slight transition towards a buyer’s market —while prices remained high, the supply of available properties increased, and demand showed signs of stabilising.
On the other hand, our prediction of stabilising sales numbers were met with a surprise increase in sales numbers and volume, at least here at Prestige Properties. Despite global economic uncertainties, shifting geopolitical landscapes, and financial market fluctuations, the island, perhaps not surprisingly, continues to attract high-net-worth investors, international buyers, families, and lifestyle-driven homeowners seeking this perfect mix of security, exclusivity, and high-value assets not many places offer.
Balearic Islands’ Housing Market 2024
The Balearic Islands—particularly Ibiza—have consistently demonstrated their strength in overcoming market downturns, emerging stronger with each cycle. A combination of relative market stability, evolving buyer preferences, and sustained demand has shaped the property industry in recent years, making the Balearic Islands, and specifically Ibiza, a prime location for real estate investment.
2024 marked a year of stabilisation for property sales in the Balearic Islands. Graph (I) below, shows that after the post-COVID peak in 2022, 2023 saw a decline in property sales, which then stabilised in 2024, returning to pre-COVID levels.
