Luz and Ramon, the owners of De Angel, decided to move to Ibiza in 2011 together with their children, as they were tired of hectic city-life in Valencia. After a beautiful summer on the island and a family conversation about natural soaps, they decided to start their own company to develop soaps with natural ingredients inspired by the island. This was a new challenge for them because they had no experience in this, but they knew that together they would make a good team because Luz was always busy with handicrafts and Ramon had a background in graphic design.
During those winter months they discovered more of the beauty that Ibiza offers, and all the natural ingredients they could use for their recipes. With this inspiration they started experimenting with countless ingredients such as plants, vegetable oils etc. The results were beautiful products which they became more enthusiastic about every day, and which gave them the motivation to continue.
As Spring approached, they had created some wonderful products, with beautiful and handmade packaging. However, they did not have any customers since their products were not yet known among the islanders and tourists. To make sure their name grew, and their products were recognised, they started selling their products in the famous markets of Ibiza: Las Dalias, Sant Joan and Hippie Market Punta Arabí. Soon they received enthusiastic client responses about the quality of their products and to this day they continue to distribute them to the markets from their store in Port des Torrent, in the south of Ibiza.

How to Obtain a Tourist Rental License in Ibiza
If you want to invest in a property in Ibiza for tourism rental purposes, you must carefully carry out thorough research and plan. It is essential to take caution – as you will see, obtaining a tourist rental license is not easy.
In 2012, a new law was passed, the ‘Ley de Arrendamientos Urbanos’, or LAU (Urban Leases Act). Under this law, short-term holiday rentals were allowed as long as you met the standard requirements. However, later in the summer of 2017, the law changed significantly and getting a permit got a lot tougher. Nowadays, many properties in Ibiza are not eligible for tourist rental licenses.
To help you, we have created a short guide that provides all of the information you need to obtain a tourist rental license in Ibiza. However, seeking legal advice comes highly recommended as laws and regulations are constantly changing. Ensuring everything is correct and legal can save you hefty fines and unwanted situations.
Is my property eligible for a tourist rental license in Ibiza?
If you’re renting your place for less than a month, you need a tourist rental license. Ibiza’s tourist rental licenses tend to be for detached houses. However, it doesn’t mean all detached houses will get a tourist license. All requirements must be met, no matter what.
If you want to buy an apartment to rent out for holidays, you should be aware that a tourist licence may not be accepted. Licenses were not previously allowed in shared buildings (therefore apartments), and even though this regulation has now changed and apartments are now theoretically permitted, in reality, they must first be approved by the local authorities’ board.

What are the legal requirements for a tourist rental license in Ibiza?
Ibiza has a set of minimum requirements that properties must meet to receive a tourist licence. The following list outlines the main requirements, although there are other factors to consider related to any given property:
There must be an occupancy certificate for the property, known as the ‘Cedula de Habitabilidad’.
Residents’ quality of life is the primary concern. The property must be located within a "tourist zone". These zones are based on environmental data, population statistics, and planning criteria without compromising an area’s management capabilities or resources.
When a previous sanction for a severe breach of a holiday rental licensing law exists, a home cannot be rented for vacations. Naturally, once the sanction is fulfilled and the property’s legality is restored, the property may again be considered for vacation rentals. Therefore, when looking for a tourist license, you should request a ‘certificado de inexistencia de infraccion urbanistica’’ to ensure no sanction exists.
Before the house can obtain a touristic license, it must be at least five years old, and during those five years, it must have been used as a private residence.
The property must also possess an energy certificate. Specifically, the construction of a house must meet the F rating for buildings constructed before 31/12/2007 and the D rating for buildings built after that date.
Rental licenses are now available for apartments, but only if the board of owners approves. Additionally:
Licenses must be renewed every five years.
Renters must be informed in writing about the house rules and must respect them.
Renters who do not respect the regulations must vacate the property within 24 hours.
Insurance must cover potential damage the clients may do to community property.
The community must have a 24-hour service number.
How do I apply for a tourist rental license to rent my property in Ibiza?
To obtain a tourist license from the local council, applicants must submit the following documents:
A "responsible declaration" ("Declaración Responsable de Inicio de Actividad de comercialización de estancias Turísticas en viviendas") which meet the criteria for tourist rentals in Ibiza
Plans and documents related to the property
Ownership documentation
The number of guest beds must not exceed the number of people legally allowed to occupy the property according to the certificate (cédula).
The local council issued a certificate proving that the property is located in a holiday-letting area (tourist zone).
Proof that the property meets the legal requirements for holiday rentals
Once you have paid the application fee, you will receive a preliminary rental license number.
How long will I need to wait before I can start renting my property in Ibiza?
Upon submitting your tourist rental license application, you confirm that your property meets all the required criteria. Once you have applied, you will receive a preliminary rental license number and you can immediately begin renting out the property. An inspector will carry out all the relevant checks at a later date. After this, if there are any inaccuracies, omissions, or falsifications in the application statement, the registration will be cancelled, and holiday rental activity will be suspended immediately. Once a rental license number (whether preliminary or final) has been allocated, it must be used for advertising on portals like Airbnb so that guests and authorities can check whether a holiday rental is legal.
IMPORTANT DISCLAIMER: Since February 2022 there is a 4-year moratorium on the "creation of new tourist beds" which effectively means a hold on all applications of new rental licences in the Balearics. This means that while you are free to submit the paperwork and fees, they will not be processed for (at least) the next 4 years and no preliminary numbers will be issued. What happens if my new property or villa in Ibiza already has a rental license or application at the point of purchase?
Those who wish to purchase a property with a current tourist license need not worry about reapplying. However, you should still check everything thoroughly. Approved licenses will always have an ETV certificate (Estancia Turistica en Viviendas).

Travel vaccination passports and health tests are no longer required for entry into Spain, you do not have to wear a mask in most circumstances, dancing is finally allowed, and everyone’s smiling. Ibiza is back to being as vibrant as ever, and it feels awesome.
Last month’s International Music Summit (IMS), which provides panels for the electronic music industry gave the feeling that this year is destined to be bigger and better all around. You can literally sense it in the air, everyone is ready for Ibiza 2022, and the tourism industry is already in full bloom.

Ibiza’s nightclub scene has already begun its opening season two weeks earlier than usual, with venues such as Ushuaia, Pacha, and Hï being the first to kick-off following the IMS 2022 finale. Ibiza is set to have its longest clubbing season to date, which could extend as far as November. And, of course, this year’s line-ups are looking to be of an excellent standard too!

We are so happy to announce that masks for COVID-19 are required only at health-care facilities, such as hospitals, for workers, visitors, and patients, and on public transportation, such as by air, bus, or boat, where a distance of 1.5 meters cannot be maintained.
The use of masks is still recommended for those who have been exposed to COVID-19 in situations where prolonged contact less than 1.5 meters away may occur, as well as during mass events and celebrations where the participants may be vulnerable.
As it currently stands Spain has no travel entry requirements such as vaccination passports or mandatory health tests. A passenger locator form is still applicable for all tourists entering the Balearic Islands.

What do I need to be able to Travel to Ibiza

The general expectation is that we will see a season similar to that of 2020, whereby everyone is welcome and able to enjoy their holidays with the freedom to move around and experience everything on offer.
All outdoor activities and social events, such as relaxing on beaches, swimming, sporting activities, visiting landmarks, shopping, local markets and hippy markets, and enjoying the restaurants and bars (including the beach clubs) are available, with many seasonal venues already open.
The only main difference compared to pre-Covid-19 seasons, has so far been the closure of our nightclubs and large-scale overcrowded venues, including some hotel events. However, recently the government announced that the summer could hold potentially good news regarding re-opening our world-famous nightclubs. Measurements are expected to be in place, but the overall aim is to have the clubs open with the provision of health passports, declaring full vaccinations as a requirement for entry by July.
What’s on in Ibiza 2021
Many of our visitors from the 2020 season offered great feedback from their last summer vacation. It became quite apparent visitors took more time to explore the great outdoors, developed a special interest in culinary experiences and daytime venues, enjoyed the luxury of private boat days with their friends, simply relaxed, or adventured those less travelled paths, discovering the island’s hidden gems.

During May and June Ibiza has planned to host some great extracurricular activities that can be enjoyed by all. The Balearic Triathlon Federation and Ibiza Blue Challenge are organising the Balearic Duathlon Cross Championship 2021, which is currently open to all competitors internationally. The challenge will be held on Sunday, May 9 at 10:00 in the Can Truy circuits of the town of Santa Eulària, and includes a 3km race, 10km Mountain Bike Race, and a further 1.5km race. From May 7th until 9th our annual Medieval Ibiza Fair is due to return with the focus on outdoor shows running over three days, including theater, medieval music, shows, dance, storytelling, and guided tours of Dalt Vila. All the shows are held in the Reina Sofía Park, and proceeds go to the Red Cross.
During June, many of our small local villages come alive with wonderful annual festivities and daytime markets. Our regular San Juan hippy market has recently returned every Sunday and is bustling with life and vitality, giving a true reflection of the local Ibizan spirit. A fun-filled day of live music, street food, and market stalls with local farmers’ produce, handcrafted artisan gifts, jewelry, healing crystals, Hierbas liqueurs, organic bread, coffee, leather goods, typical bohemian fashion, and plenty of local art.
St. John’s Festivities (Festes de Sant Joan / Fiestas de San Juan), which is the annual village celebration of San Juan village is also due to be held on June 23rd, attracting many visitors to celebrate the famous Flower Power party, and an evening of firecrackers and jumping through bonfires. As our usual Medieval Ibiza Fair is running, we expect this wonderful event will equally take place this year as usual.
The Social Scene in Ibiza 2021
The music scene has very much transferred into many great ‘daytime venue parties’. Everything requires a reservation, seated dining, and full table service, but you will be surprised at the up-market and relaxed atmosphere on offer, as some of the island’s DJs have taken on a slightly different element to their career.
Look out for Las Dalias Hippy Market over the weekends for a family-friendly day out. The vibe is as it always was, flowing freely with the authentic Ibiza spirit, and the food is pretty good too!
Alma Eat is Life has also been recognised for its regular live DJ event, "Life is better at the Beach", with a special bespoke BBQ service with quality cuts of meat and inclusive wine. The venue event often features the island famous DJ Andy Baxter and internationally renowned Ida Engberg.
Pikes Hotel is now offering a Brand New Food Concept of a regular brunch with the island’s famous Foodie Influencer – Love Food Ibiza. "Love Food Ibiza at Pikes is a menu designed from Tess’ worldwide culinary experiences, to cover all tastes and food desires. The dishes are predominantly ‘contemporary eclectic’ with Ayurvedic and macrobiotic influence. Why you should sign an exclusive mandate with Prestige Properties
Many people ask us why they should offer us their property exclusively, if they can also offer it to other agencies and thus have access to more customers and have a greater possibility of sale. This is a good question, but it turns out that in fact this logic is less favorable for a sale than it seems at first sight.
We are one of the most steady agencies in Ibiza with more than 35 years of experience and therefore, we have access to a very plentiful client portfolio. The reality is that, as Ibiza is small, many clients make what is called "agency shopping", which means that they call or go through several agencies and charge all of them the same searches.
