Buying a Property in Ibiza Town 2022

Living in Ibiza Town (Eivissa City Centre) – An Overview

Eivissa’s capital offers a vibrant Mediterranean city lifestyle. Its rich Phoenician history, gorgeous architecture, stunning beaches, and exciting nightlife makes for one of Europe’s most popular real estate markets.

Ibiza Town consists of two major parts. Dalt Vila, the old part of the city, is situated at the top of a small mountain overlooking the sea, whereas Eixample, the extension below, is where the modern part of the city resides. Close by is Marina Botafoch, well-known for its yachts, motorboats, and affluent lifestyle. Lastly, two main beaches, Talamanca and Figueretas, are popular with tourists.

Ibiza’s capital city is a great place to purchase a property for families, couples, retirees, singles, and clients looking for a high-profile home. Here we’ll explore each sub-area in more detail, focusing on the client appeal and property style.

Buying a property in Dalt Vila, Ibiza Old Town

There is no doubt that Dalt Vila is Ibiza’s top tourist attraction. Listed as a World Heritage Site, the Old Town is home to beautiful historical architecture, castle grounds, and the central Roman Catholic Cathedral, Santa Maria d’Eivissa. You can reach Dalt Vila by the old stone drawbridge, which leads directly onto Plaza de Vila, with its winding cobblestone streets, bars, restaurants, and boutiques. The journey to the mountaintop offers plenty of authenticities and beautiful views, encompassing the town below, La Marina, Ses Salines, and even Formentera.

The real estate market in Dalt Vila is very competitive. Depending on size and renovation status, apartments or triplex homes here are exceedingly expensive compared to the modern extension. The area has some beautifully state-of-the-art authentic properties with interesting novel-like architecture and interiors. Dalt Vila buyers tend to be those who appreciate historical architecture and life in the centre of the city’s vibrant culture, especially during the height of summer. Along with the gorgeous town and distant views of the blue sea, buying a property in the old town will allow you to take full advantage of the city’s best attractions.

Buying a Property in Ibiza Town 2022

Buying a property in the modern extension of Ibiza Town & Can Misses

In Ibiza Town (extension), you will find a central square called Vara de Rey, the Marina harbour-front promenade, authentic whitewashed buildings, and row upon row of bars, restaurants, and shops. There are plenty of stores, banks, pharmacies, grocery stores, and anything else you might regularly need within walking distance.

Most properties in Ibiza Town are apartment complexes, both old and new. The town centre of Ibiza offers more opportunities for apartment buyers than other parts of the city, especially older buildings. Most properties in the city centre extension are sought by couples or singles who are already residents, usually island workers that require an affordable, convenient and quickly accessible property.

Can Misses is a part of Ibiza Town’s city centre, specifically the northwest outskirts surrounding the city extension, adjacent to the highway. This location is ideal for those who wish to be close to the city centre. Apartments here are an excellent choice for those looking for a peaceful environment away from all the tourist noise.

Buying a property in Marina Botafoch & Paseo Maritimo, Ibiza

Only a few minutes’ drive away, you’ll find the VIP area of Marina Botafoch, complete with motorboats, yachts, and an incredibly luxurious array of apartments and penthouses. With a total of 428 moorings, Marina Botafoch also consists of a large boathouse, a gas station, and a stunning port with various upmarket restaurants and designer shops.

Whether permanently or for vacation, Marina Botafoch has become one of the most exclusive places to reside on the island, renowned as a socialite hotspot with an internationally recognised nightlife scene. Many VIP clientele on the island call this neighbourhood their home. Marina Botafoch has some of the most luxurious apartment buildings in Ibiza, so it attracts a broad range of clients looking for rentals and for-sale properties, especially high-profile families and individuals seeking security and concierge services. Penthouse properties here can start at around 1 million euros upwards.

Buying a property near the beaches of Talamanca & Figueretas

Talamanca is a small resort near the centre of the city which offers a cosmopolitan and trendy lifestyle to both tourists and long-term residents. Specifically, Talamanca Bay is the most popular beach in Ibiza Town. Talamanca is home to several contemporary and authentic villas in a Mediterranean style, as well as several new apartment complexes. The most desirable larger-scale villas for sale or rent typically have breathtaking sea views and appeal to the lifestyle holiday home and buy-to-let market. Talamanca also appeals to those looking for family-friendly apartments near the beach, with easy access to nurseries and schools while still within easy reach of the city’s conveniences like coffee shops and eateries.

Ses Figueretes, Ibiza Town’s second most famous beach, offers a recently renovated promenade and a vibrant resort close to Playa d’en Bossa. There are a variety of hotels, bars and restaurants in the area, as well as regular ferries to Ibiza Old Town during the summer. Figueretas is most popular with young couples and families looking for properties for sale or vacation homes at a more affordable price (compared to Talamanca). With a great local community atmosphere, it is easy to feel at home in a small city resort like Figueretas.

Buying a property in Ibiza Town – Overview

In summary, Ibiza Town extension, Can Misses and Figueretas offer plenty of opportunities for young couples and locals alike to find an apartment reasonably, although property prices are rising. Those areas such as Marina Botafoch, Talamanca and the Old Town are both popular but pricey, which appeal to a higher-profile and cosmopolitan clientele, particularly second-home buyers or investors in buy-to-rent apartments.

Welcome Gift from De Angel Natural Soap made in Ibiza

At Prestige Properties we realise how fortunate we are to live on a beautiful island. To preserve the beauty of Ibiza and to ensure that many generations after us can live just as happily and healthily, we try to contribute in many ways to a greener local environment. To this end, we have set up our Prestige Goes Green campaign. For example, as part of this campaign, we donate part of our commissions from every sale and rental deal to IbizaPreservation, to support local environmental initiatives.

In line with our green campaign and to ensure that our clients have the best Ibiza experience we now include the De Angel amenities line of natural hair and body care in our rental welcome gift pack. Our wish is to make you to feel at home and enjoy the very best of what the island has to offer.

De Angel is a family-run business that is committed to making sustainable and natural body cleansing products in solid format. In the creation of their products, De Angel tries to use as many natural, locally sourced ingredients as possible. The results are natural soaps that provide a refreshing experience and the natural care that your body deserves.

The founders were inspired by the island’s beautiful nature and their products aim to bring its essence into your home. The products are cut and packaged carefully by hand. Their paper packaging makes them stand out from other products as the impact on the environment is almost zero. In addition, the solid products lasts much longer than any liquid alternative.

De Angel Natural Soap made in Ibiza

Are you familiar with the De Angel history?

Luz and Ramon, the owners of De Angel, decided to move to Ibiza in 2011 together with their children, as they were tired of hectic city-life in Valencia. After a beautiful summer on the island and a family conversation about natural soaps, they decided to start their own company to develop soaps with natural ingredients inspired by the island. This was a new challenge for them because they had no experience in this, but they knew that together they would make a good team because Luz was always busy with handicrafts and Ramon had a background in graphic design.

During those winter months they discovered more of the beauty that Ibiza offers, and all the natural ingredients they could use for their recipes. With this inspiration they started experimenting with countless ingredients such as plants, vegetable oils etc. The results were beautiful products which they became more enthusiastic about every day, and which gave them the motivation to continue.

De Angel Natural Soap made in Ibiza

As Spring approached, they had created some wonderful products, with beautiful and handmade packaging. However, they did not have any customers since their products were not yet known among the islanders and tourists. To make sure their name grew, and their products were recognised, they started selling their products in the famous markets of Ibiza: Las Dalias, Sant Joan and Hippie Market Punta Arabí. Soon they received enthusiastic client responses about the quality of their products and to this day they continue to distribute them to the markets from their store in Port des Torrent, in the south of Ibiza.

How to Obtain a Tourist Rental License in Ibiza

If you want to invest in a property in Ibiza for tourism rental purposes, you must carefully carry out thorough research and plan. It is essential to take caution – as you will see, obtaining a tourist rental license is not easy.

In 2012, a new law was passed, the ‘Ley de Arrendamientos Urbanos’, or LAU (Urban Leases Act). Under this law, short-term holiday rentals were allowed as long as you met the standard requirements. However, later in the summer of 2017, the law changed significantly and getting a permit got a lot tougher. Nowadays, many properties in Ibiza are not eligible for tourist rental licenses.

To help you, we have created a short guide that provides all of the information you need to obtain a tourist rental license in Ibiza. However, seeking legal advice comes highly recommended as laws and regulations are constantly changing. Ensuring everything is correct and legal can save you hefty fines and unwanted situations.

Is my property eligible for a tourist rental license in Ibiza?

If you’re renting your place for less than a month, you need a tourist rental license. Ibiza’s tourist rental licenses tend to be for detached houses. However, it doesn’t mean all detached houses will get a tourist license. All requirements must be met, no matter what.

If you want to buy an apartment to rent out for holidays, you should be aware that a tourist licence may not be accepted. Licenses were not previously allowed in shared buildings (therefore apartments), and even though this regulation has now changed and apartments are now theoretically permitted, in reality, they must first be approved by the local authorities’ board.

Ibiza has a set of minimum requirements that properties must meet to receive a tourist licence.  The following list outlines the main requirements, although there are other factors to consider related to any given property:

      1. There must be an occupancy certificate for the property, known as the ‘Cedula de Habitabilidad’.
      2. Residents’ quality of life is the primary concern. The property must be located within a "tourist zone". These zones are based on environmental data, population statistics, and planning criteria without compromising an area’s management capabilities or resources.
      3. When a previous sanction for a severe breach of a holiday rental licensing law exists, a home cannot be rented for vacations. Naturally, once the sanction is fulfilled and the property’s legality is restored, the property may again be considered for vacation rentals. Therefore, when looking for a tourist license, you should request a ‘certificado de inexistencia de infraccion urbanistica’’ to ensure no sanction exists.
      4. Before the house can obtain a touristic license, it must be at least five years old, and during those five years, it must have been used as a private residence.
      5. The property must also possess an energy certificate. Specifically, the construction of a house must meet the F rating for buildings constructed before 31/12/2007 and the D rating for buildings built after that date.

Rental licenses are now available for apartments, but only if the board of owners approves. Additionally:

      1. Licenses must be renewed every five years.
      2. Renters must be informed in writing about the house rules and must respect them.
      3. Renters who do not respect the regulations must vacate the property within 24 hours.
      4. Insurance must cover potential damage the clients may do to community property.
      5. The community must have a 24-hour service number.

How do I apply for a tourist rental license to rent my property in Ibiza?

To obtain a tourist license from the local council, applicants must submit the following documents:

      1. A "responsible declaration" ("Declaración Responsable de Inicio de Actividad de comercialización de estancias Turísticas en viviendas") which meet the criteria for tourist rentals in Ibiza
      2. Plans and documents related to the property
      3. Ownership documentation
      4. The number of guest beds must not exceed the number of people legally allowed to occupy the property according to the certificate (cédula).
      5. The local council issued a certificate proving that the property is located in a holiday-letting area (tourist zone).
      6. Proof that the property meets the legal requirements for holiday rentals
      7. Once you have paid the application fee, you will receive a preliminary rental license number.

For more detailed information and to proceed with obtaining a rental licence, please visit Bufete Frau Legal Service and Specialist for Real Estate Law for more information, legal advice and support with filing your application.

How long will I need to wait before I can start renting my property in Ibiza?

Upon submitting your tourist rental license application, you confirm that your property meets all the required criteria. Once you have applied, you will receive a preliminary rental license number and you can immediately begin renting out the property. An inspector will carry out all the relevant checks at a later date. After this, if there are any inaccuracies, omissions, or falsifications in the application statement, the registration will be cancelled, and holiday rental activity will be suspended immediately. Once a rental license number (whether preliminary or final) has been allocated, it must be used for advertising on portals like Airbnb so that guests and authorities can check whether a holiday rental is legal.

IMPORTANT DISCLAIMER: Since February 2022 there is a 4-year moratorium on the "creation of new tourist beds" which effectively means a hold on all applications of new rental licences in the Balearics. This means that while you are free to submit the paperwork and fees, they will not be processed for (at least) the next 4 years and no preliminary numbers will be issued. You can read more on this subject in the following article:
Balearic Tourism Law: Moratorium of up to four years to build new tourist accommodation in the Balearic Islands (diariodemallorca.es)

What happens if my new property or villa in Ibiza already has a rental license or application at the point of purchase?

Those who wish to purchase a property with a current tourist license need not worry about reapplying. However, you should still check everything thoroughly. Approved licenses will always have an ETV certificate (Estancia Turistica en Viviendas).

What costs are involved when obtaining a tourism rental license in Ibiza?

The price for a rental permit is currently €600 for the application plus the following per bed:

      One bed: €4.300,00
      2 beds: €8.643,00
      3 beds: €13.029,40
      4 beds: €17.459,70
      5 beds: €21.934,30
      6 beds: €26.453,70
      7 beds: €31.018,20
      8 beds: €35.628,40
      9 beds: €40.284,70
      10 beds: €44.987,50
      11 beds: €49.737,40
      12 beds: €54.534,80

What’s on in Ibiza this Summer 2022

All of a sudden, everything got a lot more exciting! Travel vaccination passports and health tests are no longer required for entry into Spain, you do not have to wear a mask in most circumstances, dancing is finally allowed, and everyone’s smiling. Ibiza is back to being as vibrant as ever, and it feels awesome.

Last month’s International Music Summit (IMS), which provides panels for the electronic music industry gave the feeling that this year is destined to be bigger and better all around. You can literally sense it in the air, everyone is ready for Ibiza 2022, and the tourism industry is already in full bloom.

Summer 2022, Ibiza is the perfect place to be if you’re looking for a vacation with a great atmosphere and pure freedom. Besides the nightclubs opening for the first time in two years, the island also offers a variety of cultural activities, natural landscapes, and of course, some wonderful places to eat, so let’s see what Ibiza has to offer in 2022.

Ibiza summer 2022: IMS Ibiza 2022

Ibiza nightclubs are open – get your party event calendar

Ibiza’s nightclub scene has already begun its opening season two weeks earlier than usual, with venues such as Ushuaia, Pacha, and being the first to kick-off following the IMS 2022 finale. Ibiza is set to have its longest clubbing season to date, which could extend as far as November. And, of course, this year’s line-ups are looking to be of an excellent standard too!

If you want to keep on top of your Ibiza party schedule, you can take a look at the Ibiza Spotlight event calendar, which has day-by-day updates on all clubs and DJs, with ticket and VIP table information. Updates are made constantly throughout the season so be sure to keep checking in.

If you like a little party but attending large-scale clubs is too intense, then check out the latest nightclub from Las Dalias, Akasha.  Open from Friday through until Sunday until 5 am, the club hosts a more relaxed atmosphere where its concept intends to generate a community spirit among the people who visit.

The classic things to do in Ibiza – things that you won’t want to miss

There is no shortage of cultural classics to experience in Ibiza and those that never go out of fashion either. The famous Las Dalias Hippy Market is always a popular island tourist attraction and home to more than 200 stalls, selling handmade clothes, jewelry, and home decor that can be enjoyed casually roaming around over drinks and freshly baked pizza or street food – all while listening to live music and local DJ’s in their tranquil psychedelic setting. Additionally, the San Juan Hippy Market is a great experience that is known to attract a more authentic crowd with locals and tourists alike flocking out into the streets to enjoy a relaxing Sunday morning.

Perhaps you prefer to stay away from the crowds and be out on the open waters enjoying mother nature at her finest. Well, in every case a day out at sea will never disappoint. There are a number of experienced boat charter companies based in Ibiza, from where you can create your own day trips, using a qualified and knowledgeable skipper, and set sail to explore all the hidden beaches, coves, and unique spots the island has to offer. There is no doubt in our minds that it is worth considering planning a trip to Tagomago and Formentera, two of our favourite neighbouring islands. We recommend checking out our collaborator Say Yachting, a low-emission boat and yacht charter company on the island that supports our ethos for sustainability.

The top recommended dining experiences in Ibiza

The majority of vacationers in Ibiza enjoy luxurious and relaxing Mediterranean evenings with great food and a few nights out to let their hair down. With elegant sea and sunset views, open-air rooftop terraces, and some excellent concept cuisine, there is no shortage of incredibly stylish restaurants to choose from.

Besides the usual favourites like Amante, Bambuddha, and Cotton Beach Club, Ibiza has seen an influx of some great new restaurants and bars opening in a variety of locations around the island.

Under Michelin Star (12) Chef, Martin Berasategui the BLESS Hotel takes guests on a gastronomic journey at the new Etxeko Ibiza. The ultimate dining experience that celebrates the joys of dining, the ancient flavours of San Sebastián, and the most sublime products of the Cantabrian Sea and the Mediterranean.

LayLah Ibiza is a restaurant and lounge bar, combining food, music, heart and soul, where globally inspired flavours are showcased through a menu of sharing plates featuring dishes such as roasted cauliflower with tahini & green chilli, fresh grilled artichokes with Parmesan, spiced chicken crispy cigars, and white fish skewer with ginger & lime salsa.

Last but not least, we recommend Boodiou Ibiza, a cocktail bar and French restaurant in the heart of Ibiza Town, serving fine dining and enriched sharing plates of French cuisine.  Artfully decorated with contemporary pieces and decorations, this small boutique restaurant will not disappoint.

In addition to its picturesque landscape, natural parks, lively communities, and plenty of upscale living, the municipality is also located close to the capital city of the island, Eivissa.

So, whether you’re seeking a luxury lifestyle vacation villa or an investment property in the south, or you prefer the tranquillity of the countryside, the authenticity of the villages, or a family-friendly property in the west – San José really has something for everyone.

Why not read on to find which area of San José might be right for you to buy a property in Ibiza this 2022?

          Es Cubells Ibiza sea views
          Es Cubells, Ibiza

Life in San José Villages, Ibiza

There are three main villages in the municipality itself: San José, San Agustin, and Es Cubells.

Boasting unique charm, local community, and a family-friendly atmosphere, San José is one of the most popular villages on the island. The typical Ibicencan town offers a number of convenient amenities, such as vibrant restaurants all year round, supermarkets, souvenir gift shops, boutiques, and fashion stores.

Secondly, the idyllic village of Sant Agustí boasts endless views of vineyards and the surrounding countryside, making it both an architecturally impressive and peaceful setting. Sant Agustí lies on the border between San Antonio and San José, providing easy access to all the local shops, supermarkets, and restaurants, which is necessary since the village itself hosts only a few stores. Due to the very same reason, Benimussa’s countryside location, with its panorama of outstanding beauty, is highly desirable to those seeking a secluded country atmosphere and a life of authenticity.

          Sant Agustí, Ibiza

Lastly, is Es Cubells – Ibiza’s smallest village. Even though this village crosses over with the client appeal of the south, it still offers a unique traditional culture. The village itself consists only of a white Ibicencan church and two bars nearby. A magical and extraordinary spot dotted with little coves and beaches close by, such as Ses Boques, Cala Llentrisca, Es Torrent, Porroig, and the Cala d’Hort Natural Park with its famous Es Vedra island.

Buying a Property in San José Villages, Ibiza

San José’s main village attracts property buyers that are typically families with permanent residences or those looking for second homes during the summer. Buyers here are often drawn to the village’s authenticity, which is reflected also in its style of properties.

Clientele looking to buy a property in Sant Augusti (or Benimussa) tend to also be families and younger couples who are often searching for traditional fincas and Mediterranean-style villas with expansive grounds, plenty of outdoor living opportunities, and occasionally the potential to cultivate their own land.

Although a small, traditional village, properties in the village of Es Cubells feature more exclusive-style modern villas with spectacular views of the sea. It is no secret that the Cala d’Hort beach and the surrounding area of Es Cubells have the best views of Es Vedrà, one of the most desired requirements for luxury home buyers, which makes Es Cubells more than just a village lifestyle location.

          Cala d’Hort, Ibiza

Life in the South of San José, Ibiza

The most popular area for buyers with money to invest is undoubtedly Ses Salines, Cala Jondal, or as previously mentioned, Es Cubells. These up-market locations all offer easy access to the unspoiled countryside, Ibiza Town, and the island’s most popular beaches, as well as fashionable bars and restaurants frequented by A-list celebrities like Sa Trinxa and El Chiringuito, the famous Blue Marlin Ibiza Beach Club. These southern Ibiza spots are viewed as the finest and most attractive spots for lifestyle vacationers to enjoy an exclusive VIP status.

          El Chiringuito, Ibiza

Buying a Property in the South of San José, Ibiza

In most cases, the properties sought in the south of San José are meant to serve as luxury second homes or as investment rental homes. The vast majority of the exclusive properties in the area of Ses Salines have panoramic views of the sea. Property buyers who are able to find a property here have the distinction of living in a very up-market and affluent area, which is almost unmatched anywhere else in Ibiza. Due to low supply and the nature reserve status protected by law against new builds, properties for sale in this region are in high demand, and acquiring one is very difficult.

Life in the West of San José, Ibiza

Located on the west coast of San José are two popular beach resort areas, Cala Tarida and Cala Conta. Both are well known for their popularity with tourists every season, yet these beautiful spots are immensely visited throughout the entire year by locals in order to enjoy the glorious beaches on offer, full of pure white sand and turquoise waters with breathtaking sunset views. During the peak season, the area is a hive of activity, with a multitude of hotels, restaurants, bars, and tourist attractions, such as the Cotton Beach Club Ibiza, Sunset Ashram Beach Bar, and the ecological chiringuito, Cala Escondida.

Buying a Property in the West of San José, Ibiza

For those interested in buying a property here for tourism rentals or a second vacation home in Ibiza, the west is one of the best choices. This family-friendly area offers a variety of renovated and modernised villas and apartments with stunning views of the landscape, the sea, and some of the best sunsets on the island.

Can Rocas: Five Bedroom Ibiza Rental Property with Elegant En-Suite Bathrooms

Each of the five bedrooms, which are designed in the same style as the main body of the house, has its own elegance and sophistication. The en-suite bathrooms in each bedroom have either a high-end bathtub or shower, and you may be left wondering whether the features of the en-suites rival the main aspects of the rooms themselves. It’s hard to deny that the Master Bedroom’s freestanding bathtub, located directly at the foot of the King-size bed andoverlooking the garden, is one of the most attractive features of the house.

Can Rocas: An Ibiza Holiday Rental with Large Lush Mediterranean Gardens & an Elegant Swimming Pool

Well, Can Rocas ticks all these boxes and much more.

You will certainly enjoy plenty of privacy and tranquillity on the grounds of Can Rocas. The garden itself is dotted with inspirational sculptures, including a large Buddha, an apple, and a stylish set of DJ headphones. In fact, there is something sensational about all its various features from the well-maintained lush lawns, tropical palm trees, pine trees, and the long, narrow pool that runs the length of the villa. Of course, there are also plenty of cushioned sun loungers, a relaxing hammock, and a large comfortable sofa chill-out zone, perfect for events. Similarly, the outdoor dining area boasts a solid wood-oak banquet table fully covered by a terrace canopy for all those wonderful outdoor dining occasions. A central courtyard with a feature olive tree is also noteworthy, which gathers the main bedrooms together, all opening through their sliding french doors offering direct access to an outside shaded chill-out space.
